Position Summary:

The Business Development Manager – Outside Sales will own the development of new business opportunities and strategic accounts within assigned markets. This individual will build and maintain relationships with key decision-makers, identify projects before they reach the bid stage, develop compelling solutions, and guide opportunities from initial engagement through proposal, award, and successful transition to project execution.

The successful candidate will bring a strong understanding of the construction and/or modular industry, an established professional network, exceptional communication and presentation skills, and a demonstrated ability to consistently build pipeline and close complex, high-value opportunities.


Essential Duties and Responsibilities:

· Develop and execute strategic business development plans that expand Silver Creek Modular’s market presence, strengthen competitive positioning, and drive sustainable revenue growth.

· Build and maintain trusted, long-term relationships with school districts, public agencies, architects, general contractors, construction management firms, developers, and other key industry stakeholders.

· Identify and cultivate high-value opportunities early in the project lifecycle, including projects in planning, funding, design, master planning, and procurement.

· Conduct market, customer, project, and competitive research to identify emerging opportunities, industry trends, and strategic markets for growth.

· Build and manage a robust sales pipeline through strategic prospecting, networking, referrals, account development, and relationship-based selling.

· Serve as a trusted advisor to clients by understanding their needs and delivering tailored modular construction solutions that clearly communicate Silver Creek Modular’s capabilities, value, and competitive advantages.

· Lead complex, multi-stakeholder sales opportunities from initial engagement through proposal, presentation, negotiation, and award, building alignment among owners, architects, contractors, consultants, and other decision-makers.

· Develop strategic account plans and lead proposal strategy, pricing coordination, presentations, and negotiations in partnership with internal teams and leadership.

· Represent Silver Creek Modular at industry conferences, trade associations, district board meetings, public agency meetings, and other strategic forums to strengthen market visibility, establish thought leadership, and generate qualified opportunities.

· Partner cross-functionally with estimating, preconstruction, design, operations, project management, finance, and executive leadership to develop accurate, competitive, and executable solutions and ensure seamless transitions from sales through project delivery.

· Provide leadership with actionable market and customer intelligence, including competitive activity, industry trends, pipeline performance, revenue forecasts, and opportunities or risks that may impact growth.

· Maintain accurate CRM, pipeline, forecasting, and account data while consistently achieving or exceeding established revenue, pipeline, and business development objectives.

Qualifications:

· Bachelor’s degree in Business, Construction Management, Architecture, or related field preferred; equivalent experience considered.

· Minimum 5 years of experience in business development, sales, or client relations within the construction or modular industry.

· Knowledge of public-sector procurement, district funding, DSA requirements, cooperative purchasing, and government/education construction processes, along with experience developing strategic account plans, presenting to executive or governing bodies, and leveraging CRM and sales analytics to manage pipeline and forecast performance.

· Proven success in developing and maintaining client relationships that drive revenue growth.

· Strong desire to meet and interact with customers in the field presenting modular value propositions, visiting jobsites, and building/fostering relationships at all levels.

· Excellent communication, presentation, and negotiation skills with a professional and personable approach.

· Effective collaborator with Estimating, Engineering, Project Management, and Production teams.

· Proficient in Procore, NetSuite, Microsoft Office Suite, and CRM systems.

· Strong organizational and analytical abilities with experience in budgeting, cost estimating, and pricing strategies.

· Ability to interpret architectural, floor, and site plans.

· Ability to travel regularly throughout the assigned territory for client meetings, site visits, industry events, and business development activities.

· Valid driver’s license and ability to meet company requirements for business travel.


Preferred Qualifications

· Experience in modular construction, commercial construction, design-build, architecture/engineering, construction management, building products, real estate development, or a related industry, with a strong understanding of construction delivery, estimating, pre-construction, and project financial considerations.

· Established relationships and professional networks within the Southern California construction, K-12 education, public works, public agency, or AEC markets, including school districts, architects, general contractors, construction managers, and developers.

· Proven experience selling complex, high-value construction projects or technical solutions with extended sales cycles, including the ability to identify and influence opportunities during the planning, funding, design, and pre-construction stages.

Salary:

The salary range for this position is $100,000 to $120,000 annually plus commission based on sales performance, commensurate with qualifications and experience. In addition to the salary and bonus, we also offer business mileage reimbursement, cell phone/computer, and expense account. Final compensation will be determined based on a variety of factors, including but not limited to skills, relevant experience, internal equity, and market data.


This is a full-time, exempt position typically operating during standard business hours. However, flexibility is expected for client engagements, meetings, and events outside normal hours. Frequent travel within assigned regions is required, with occasional overnight travel to attend trade shows, conferences, and customer site visits.
