Construction Project Manager

A well established New York City general contractor is looking for a Project Manager to join its team. The firm specializes in commercial renovations and interior fit outs, with a long track record of repeat clients across Manhattan and the surrounding boroughs.

This role owns projects end to end. You will run the job from preconstruction through closeout, managing budget, schedule, subcontractors, and the client relationship. The company has a stable pipeline and a reputation for doing complicated occupied-space work well, so you will be handling projects where phasing, off hours coordination, and building management relationships matter as much as the construction itself.

Key Responsibilities:

• Full project lifecycle for commercial interior fit outs and renovations, typically running multiple jobs at once
• Buyout, subcontractor selection, scope writing, and contract negotiation
• Project budgets, cost tracking, change orders, and monthly requisitions
• Schedule development and management, including long lead procurement and phasing plans
• Day to day coordination with architects, engineers, owners reps, and building management
• RFIs, submittals, and shop drawing review
• Partnering with superintendents on field execution, manpower, and site logistics
• DOB filings, permits, and inspection coordination alongside the expeditor
• Punch list, closeout documentation, and warranty follow through
• Client communication and relationship management, including OAC meetings

What we are looking for:

• 5 or more years of project management experience with a general contractor or construction manager
• Interiors and commercial renovation background, ideally in occupied or tenant improvement work
• Experience running projects independently and reporting on cost and schedule
• Strong understanding of NYC building codes, DOB processes, and local market subcontractors
• Comfort with construction management software such as Procore, Sage, or similar
• Ability to read and interpret drawings and specifications across all trades
• Bachelor's degree in Construction Management, Engineering, Architecture, or equivalent field experience
• OSHA 30 required, SST card preferred
• Strong communication skills and the presence to represent the firm in front of clients
