Full job description
Project Managers at Esplanade Builders are responsible for planning, directing, and coordinating activities on multiple commercial construction projects from preconstruction through closeout. They oversee project design coordination, subcontractor management, estimating and cost control, scheduling, procurement, and client relations while ensuring successful project execution.
Project Managers are expected to independently manage assigned projects while partnering closely with field leadership to deliver projects safely, on schedule, within budget, and to the highest quality standards. They are responsible for maintaining positive client relationships, coordinating internal and external project teams, and supporting the continued growth of the company through operational excellence.
Duties include, but are not limited to:
• Manage multiple commercial construction projects simultaneously from preconstruction through closeout.
• Independently prepare detailed project budgets, estimates, schedules, procurement plans, and subcontractor buyout packages.
• Establish and maintain project budgets and cost-control systems, including cost forecasting, commitment tracking, contingency management, and identification of potential financial risks.
• Manage project contracts, subcontract agreements, purchase orders, and project documentation.
• Coordinate project design, permitting, procurement, and construction activities.
• Lead weekly Owner-Architect-Contractor (OAC) meetings.
• Develop and maintain Microsoft Project schedules, including regular schedule updates and recovery plans when necessary.
• Coordinate and manage subcontractors to maintain project schedule, quality, and safety.
• Review and approve shop drawings and submittals.
• Prepare, review, negotiate, and process routine change orders.
• Compile and submit Requests for Information (RFIs).
• Maintain complete project documentation, including correspondence, meeting minutes, contracts, schedules, submittals, RFIs, and project logs.
• Monitor project costs, forecasts, commitments, change orders, contingency usage, and cost reports throughout the project lifecycle, taking corrective action as necessary to protect project profitability.
• Partner with Superintendents to proactively identify and resolve project risks, constructability issues, and schedule impacts.
• Conduct regular project job walks and site evaluations.
• Ensure project quality meets or exceeds contract documents, approved submittals, specifications, applicable codes, and company standards.
• Coordinate project closeout activities including punch lists, warranties, operations and maintenance manuals, and final documentation.
• Maintain regular communication with clients, architects, consultants, vendors, subcontractors, and internal team members.
• Ensure the internal project team is performing assigned responsibilities and maintaining project milestones.
• Perform estimating and preconstruction activities for assigned opportunities and projects, including
constructability review, subcontractor outreach, bid analysis, value engineering, schedule development,
and presentation of proposed pricing and scope.
• Mentor and provide guidance to Project Engineers, Project Coordinators, and Assistant Project Managers.
• Maintain compliance with all applicable safety, contractual, and regulatory requirements.

Must Possess:
• Analytical Skills
Experienced in planning and coordinating multi-phase commercial construction projects while balancing schedule, budget, quality, and client expectations.
• Management Skills
Demonstrated ability to independently manage multiple projects while coordinating internal teams,
subcontractors, consultants, and field personnel.
• Communication Skills
Excellent written and verbal communication skills with the ability to professionally communicate with clients, architects, consultants, vendors, subcontractors, and internal project teams.
• Technical Skills
Computer literate with the ability to read and interpret Architectural, Structural, Civil, and MEP drawings.
Proficient in Microsoft Project scheduling software and Microsoft Office.
• Time Management Skills
Able to successfully manage multiple concurrent projects while maintaining project schedules, deliverables,
procurement activities, and client communication.
• Decision-Making Skills
Exercises sound judgment in subcontractor selection, procurement, scheduling, project coordination, and problem resolution.
Additionally
• Maintain jobsite safety standards in partnership with field leadership.
• Ensure quality control of projects and subcontractor performance.
• Perform regular project job walks.
• Demonstrate polished, professional communication with clients, consultants, vendors, and employees.
• Confidently facilitate client and project-team meetings and clearly communicate project status, pricing,
schedule impacts, risks, and proposed solutions.
• Support the development of Assistant Project Managers and Project Coordinators.
• OSHA trained and certified.
Required Experience
• Minimum 5 years of commercial construction Project Management experience with a General Contractor.
• Minimum 3 years managing Class-A Commercial Tenant Improvement projects.
• Experience managing occupied commercial office and/or industrial tenant improvement projects.
• Demonstrated experience independently estimating commercial construction projects, including
subcontractor solicitation, bid leveling, scope review, pricing, and preparation of complete project
estimates.
• Experience managing project cost control, forecasting, change orders, procurement, schedules, and
subcontractor coordination.
• Experience with SAGE accounting software preferred.
• Proficient in Microsoft Project, Microsoft Word, Excel, and Outlook.
• Strong working knowledge of commercial construction methods, contracts, scheduling, procurement, and project financial management.

Physical Demands
Must be able to walk active construction sites, climb stairs and ladders, navigate uneven terrain, stand for
extended periods, and occasionally lift and carry up to 25 pounds. Must be able to inspect work in progress, access confined areas of construction, and safely traverse multi-story projects.
