About our client

Our client is a long-established, family-owned building-systems contractor serving New York City. With roots going back nearly a century, the company has grown through the consolidation of several respected legacy trade businesses into a single organization, and is now among the few firms in the city that handle plumbing, heating and boilers, electrical, and rotating equipment entirely in-house.


That structure is the core of their value proposition: one accountable partner instead of four vendors pointing at each other. Their client base includes several of the largest and most recognized residential property management firms in New York, and the business has grown almost entirely on repeat work and word of mouth.


Ownership is still hands-on and still in the family.


The opportunity

This is a newly created seat, the first of its kind at the company.

Their strongest accounts were built personally by ownership, through direct, long-standing relationships with the principals of New York's management companies. Those relationships have carried the business for decades. But that generation of firm leadership is turning over. Companies have sold to private equity, principals have retired, and the map of who runs what in this city is being redrawn.


The company is looking for someone to build the next generation of those relationships. Not to replace how it has always been done, but to extend it beyond what ownership can personally cover.


What you'll do

  • Build and deepen relationships with the principals, executives, and portfolio decision-makers at NYC residential management companies, co-op and condo boards, and commercial property owners
  • Open doors at firms where the company has no current presence, and expand its footprint at firms where it serves only a handful of buildings
  • Represent the firm across the industry: CNYC, NYARM, IREM, CAI, BOMA, trade events, board meetings, and the informal rooms where this business actually gets done
  • Serve as a trusted first call. Understand what a managing agent is dealing with, then bring in the right internal team to solve it
  • Work alongside experienced project managers and estimators, who handle all technical scoping and pricing. You will not be expected to quote a boiler
  • Bring market intelligence back to ownership: who's acquiring whom, which portfolios are in play, where compliance deadlines are creating urgency
  • Grow adoption of the company's recurring maintenance and compliance program (DOB, DEP, FDNY, LL152, RPZ)


Who we're looking for

You know the New York real estate industry, and the New York real estate industry knows you.


You might come from:

  • A property management company, in an executive, account, or operations role
  • A vendor or service partner selling into managing agents, such as elevator, facade and Local Law 11, energy and LL97 consulting, fuel, insurance, laundry, or restoration
  • A bank, law firm, or accounting practice serving the co-op and condo market
  • An industry association, advocacy group, or trade publication in NYC real estate
  • A mechanical, plumbing, or electrical contractor in a client-facing role


What matters:

  • A genuine network among NYC managing agents, owners, and boards, and the credibility to use it
  • Deep familiarity with the co-op and condo world: how boards decide, how agents are evaluated, what a bad vendor experience costs them
  • The judgment to build trust slowly and the discipline to keep building it after the contract is signed
  • Comfort being the public face of a long-established family business
  • Working knowledge of NYC compliance mandates (LL152, LL97, DOB boiler filings, RPZ testing) is a strong plus


Not required: a trade license, technical estimating experience, or a background in mechanical contracting. They have excellent technical people. They need someone who is excellent with people.
