About the Role

This position is employed by AL Homes Inc., a brand of AlphaX RE Capital. We are seeking an experienced Director of Land Acquisition to identify, evaluate, and secure residential land acquisition opportunities that align with the company's growth strategy. This role is responsible for managing the land acquisition process from sourcing and financial analysis through negotiation, due diligence, and closing. The ideal candidate has strong market knowledge, negotiation skills, and experience working with cross-functional teams to successfully execute land development projects while supporting the company's strategic and financial objectives.


Responsibilities

Strategic Sourcing & Deal Generation

  • Execute the land acquisition strategy defined by the Division and corporate leadership team, successfully sourcing and securing deals that align with our geographic focuses, product types, and pricing targets.
  • Proactively source land opportunities through field-based market exploration, identifying viable raw land, infill, and redevelopment properties suitable for residential redevelopment.
  • Generate off-market and early-stage opportunities through creative sourcing, local intelligence, and a deep awareness of market trends and zoning dynamics.

Deal Evaluation, Negotiation & Financial Underwriting

  • Lead all phases of land acquisition, including underwriting, financial modeling, negotiation, contract execution, and closing.
  • Prepare letters of intent (LOIs), purchase agreements, land banking documents, and corporate approval/investment committee packages.
  • Partner with Land Development on pro forma creation, calculating fees, construction costs, absorption, timelines, and land pricing.

Due Diligence & Risk Assessment

  • Leverage deep real estate expertise to review title, survey, environmental, and entitlement considerations—supported by the civil and forward planning teams—to mitigate risk and ensure feasibility.
  • Coordinate with internal/external legal counsel, engineers, and planners throughout the pre-development process.
  • Conduct front-end regulatory feasibility analysis, utilizing a general understanding of zoning amendments and entitlement processes to evaluate initial site viability.

Relationship Management & Leadership

  • Build and maintain robust relationships with landowners, brokers, developers, title companies, lenders, municipalities, and government agencies.
  • Represent the organization professionally with senior executives and public stakeholders.


Qualifications

Education: Bachelor’s degree in Business, Urban Planning, Civil Engineer or related field

· Experience: 5 to 10+ years of progressive real estate acquisition, entitlement, and negotiation experience within homebuilding or residential development

· Deal Execution: Proven track record of successfully evaluating complex real estate transactions, managing negotiations, and navigating contracts to closing

· Analytical Skills: Strong financial modeling and analytical capabilities; ability to translate market data into compelling residential community concepts.

· Soft Skills: Exceptional negotiation skills with the tenacity to close deals. Highly organized, detail-oriented, and comfortable operating in a fast-paced, field-oriented environment.

The expected salary range for this position is $180,000 to $230,000 per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
