Director of Maintenance

The Maintenance Director is responsible for the overall condition, reliability, safety, and upkeep of the property. This position leads the maintenance function, establishes operating standards, and develops programs that support the property's long-term needs while keeping day-to-day operations efficient.

The Director will oversee preventative maintenance, repairs, facility improvements, renovations, safety initiatives, and maintenance personnel. This individual will also identify opportunities to complete projects internally, helping control costs while maintaining high standards for quality, timing, and compliance.

Key Responsibilities

• Lead the property's maintenance operations and establish priorities that support organizational and property objectives.
• Develop and implement maintenance standards, workflows, and operating procedures.
• Build and oversee a comprehensive preventative maintenance program designed to reduce equipment failures and extend the useful life of building systems.
• Coordinate routine inspections, repairs, service calls, facility assessments, and ongoing building maintenance.
• Manage contractors, vendors, and internal resources to ensure projects are completed safely, on schedule, and within approved budgets.
• Identify opportunities to perform maintenance and improvement work in-house, reducing reliance on outside contractors and controlling operating expenses.
• Maintain working knowledge of building systems and perform or oversee hands-on repairs involving multiple skilled trades.
• Establish and reinforce workplace safety practices, ensuring maintenance operations comply with OSHA and applicable local, state, and company requirements.
• Ensure emergency preparedness plans are current and properly implemented, including procedures related to severe weather and hurricane evacuation.
• Partner with property leadership, vendors, and other internal teams to address maintenance needs and resolve operational issues.
• Monitor maintenance-related expenditures and ensure projects and repairs are executed with appropriate cost controls.

Qualifications & Skills

• Previous experience overseeing maintenance operations, preferably within property management, commercial facilities, residential communities, or a similar environment.
• Strong knowledge of preventative maintenance practices and building systems.
• Familiarity with HVAC, general building repairs, janitorial/housekeeping operations, and multiple building trades.
• Experience supervising employees and coordinating the work of outside contractors and service providers.
• Understanding of OSHA standards and general workplace safety practices.
• Ability to manage renovation and capital improvement projects while maintaining schedules and budgets.
• Strong organizational skills with the ability to prioritize multiple projects and respond effectively to urgent maintenance issues.
• Excellent verbal and written communication skills, with the ability to interact professionally with leadership, employees, vendors, and other stakeholders.
