DIRECTOR OF LEASE UP & STABILIZATION — LIHTC

Our client, a growing for profit affordable housing developer, is seeking a Director of Lease Up & Stabilization to join an established team with multiple developments already in process.

This is a hands on leadership role responsible for ensuring new LIHTC communities move successfully from preopening planning through lease up, compliance, occupancy and stabilized operations.

Key responsibilities include:

• Lead ground up LIHTC lease ups from preopening through full occupancy, financial stabilization and permanent loan conversion.
• Coordinate TCO, unit delivery, inspections and operational readiness with Development and Construction.
• Develop lease up schedules, budgets, staffing plans, occupancy targets and critical milestones.
• Monitor applications, income certifications, tenant files, compliance approvals, move ins, absorption and occupancy.
• Direct third party property managers and onsite leasing teams, holding them accountable for application processing, compliance, reporting and results.
• Identify underperformance or compliance risks early and implement corrective action.
• Ensure investor, lender, placed in service, tax credit, NOI and permanent conversion requirements are met.
• Provide clear lease up reporting to executive leadership.
• Lead the formal transition of each stabilized property to its assigned Asset Manager.

Ideal background:

• 7 to 15 years of affordable housing operations, property management or lease up experience.
• Direct responsibility for multiple ground up LIHTC lease ups.
• Hands on knowledge of income certifications, verification documents, tenant files, AMI restrictions and unit set asides.
• Proven experience overseeing third party property management companies.
• Experience partnering with Development before construction completion and opening.
• California affordable housing experience is preferred.
• Background as a Regional Manager, Regional Vice President, senior operations leader or dedicated affordable housing lease up professional.
