About the Role
This position is employed by AL Homes Inc., a brand of AlphaX RE Capital. We are seeking a Material Finishes Project Manager who is responsible for managing the planning, selection, coordination, procurement, and implementation of architectural finishes and interior materials for residential, multifamily, and mixed-use development projects. This role partners closely with Development, Architecture, Interior Design, Construction, Purchasing, and external consultants to ensure finish materials align with project design intent, budget, schedule, quality standards, and overall customer experience.
The successful candidate will oversee finish specifications throughout the project lifecycle, manage material approvals and vendor coordination, resolve field-related finish issues, and ensure consistency across multiple developments.
Key Responsibilities
Finish Materials Management
- Manage architectural and interior finish selections throughout all phases of project development.
- Develop and maintain finish schedules, specifications, and material standards for residential communities and multifamily developments.
- Coordinate finished packages for model homes, production homes, amenity spaces, leasing offices, and common areas.
- Ensure finish selections meet design objectives, project budgets, constructability, durability, and maintenance requirements.
Design Coordination
- Collaborate with architects, interior designers, landscape architects, and development teams throughout the design process.
- Review finish specifications for consistency, quality, and compliance with project standards.
- Coordinate finish revisions resulting from value engineering, budget changes, or construction requirements.
- Participate in design review meetings and provide recommendations on materials and product selections.
Vendor & Procurement Management
- Coordinate with purchasing and approved vendors regarding finish materials, lead times, pricing, and product availability.
- Review supplier quotations and assist in evaluating alternative products.
- Monitor procurement schedules to ensure timely material deliveries.
- Maintain relationships with manufacturers, distributors, and specialty finish suppliers.
Construction Support
- Support Construction and General Contractors during installation of finish materials.
- Review finish mock-ups and material samples for compliance with approved specifications.
- Conduct field visits to verify finish quality and installation standards.
- Resolve finish-related issues during construction and coordinate corrective actions with contractors and consultants.
- Participate in punch walks and final quality inspections.
Product Standardization
- Develop and maintain company finish standards and approved material libraries.
- Research new materials, sustainable products, and emerging design trends.
- Recommend standardized products to improve quality, cost efficiency, and procurement consistency.
- Support continuous improvement of finish specifications across multiple developments.
Budget & Schedule Management
- Track finish-related budgets and procurement costs.
- Monitor finishes milestones to support project schedules.
- Coordinate finish approval timelines with overall project development schedules.
- Identify cost-saving opportunities while maintaining design quality.
Documentation & Reporting
- Maintain finish schedules, specifications, sample libraries, and approval logs.
- Prepare finished presentation packages for internal leadership and investment review meetings.
- Maintain accurate project documentation and change records.
- Generate regular project status updates related to finish selections and procurement.
What We’re Looking For
Required
- Bachelor's degree in Interior Design, Architecture, Construction Management, Design, or related field.
- 5–8 years of experience in residential or multifamily development, interior design, construction, or architectural finishes management.
- Experience managing finish selections for large-scale residential or mixed-use developments.
- Strong knowledge of residential construction methods, architectural finishes, and building materials.
- Excellent organizational and project management skills.
Preferred
- Experience working for a residential developer, homebuilder, or multifamily developer.
- NCIDQ certification (preferred)
- LEED AP accreditation (preferred)
- Experience with California residential developments.

The expected salary range for this position is $100,000 to $145,000 per year. The actual salary offer will be determined based on the successful candidate's geographic location, relevant experience, and specific skill sets, in accordance with California laws.
