A well-established and highly respected privately held real estate investment and development company is seeking a Senior Project Manager to join its in-house Construction & Development team.


This is an exciting opportunity for an experienced construction professional to take ownership of multifamily development and construction projects from preconstruction through completion, while working directly with an experienced ownership and development team.

Its diversified portfolio spans approximately 6 million square feet across multifamily, office, industrial, hospitality, and retail assets throughout the Tri-State region.


About the Opportunity:

The Senior Project Manager will oversee large-scale multifamily developments as well as multiple smaller renovation, capital improvement, and construction projects simultaneously.


This is an ideal position for someone who enjoys the combination of high-level project oversight and hands-on project management and wants to work directly for an established owner/developer rather than a traditional general contractor.


Key Responsibilities:

  • Manage multifamily construction projects from preconstruction and design coordination through construction, closeout, and turnover
  • Oversee large-scale developments as well as multiple smaller renovation and capital improvement projects
  • Develop and manage project budgets, schedules, forecasts, and execution plans
  • Coordinate with architects, engineers, consultants, GCs, subcontractors, property management, and internal development teams
  • Participate in contractor selection, bid leveling, negotiations, and procurement
  • Review construction drawings, specifications, scopes of work, estimates, contracts, change orders, RFIs, submittals, and project documentation
  • Monitor project progress to ensure projects remain on schedule, within budget, and aligned with quality expectations
  • Conduct regular site visits and project meetings
  • Review and negotiate change orders and monitor project costs
  • Review contractor payment applications and provide recommendations for approval
  • Identify project risks and develop solutions to minimize cost and schedule impacts
  • Coordinate project turnover, punch list, closeout documentation, warranties, and transition to Property Management
  • Partner closely with Development, Asset Management, Property Management, and Finance
  • Provide regular updates to senior leadership regarding project status, budgets, risks, and key decisions
  • Manage multiple projects at varying stages of development and construction


Qualifications:

  • 8+ years of construction project management experience; 10+ years preferred
  • Multifamily construction experience is required
  • Ground-up multifamily and/or major renovation experience
  • Experience managing large, complex construction projects from preconstruction through completion
  • Ability to oversee multiple projects simultaneously
  • Experience working for a real estate developer, owner, construction manager, or general contractor strongly preferred
  • Strong understanding of construction documents, contracts, schedules, budgets, cost reporting, change orders, and project controls
  • Ability to effectively manage GCs, architects, engineers, consultants, and other project stakeholders
  • Strong financial and analytical skills with the ability to identify potential cost exposure
  • Excellent communication, organization, negotiation, and problem-solving skills
  • Ability to balance high-level project oversight with hands-on involvement
  • Proficiency with construction/project management software, including Procore, and Microsoft Office
  • Bachelor's degree in Construction Management, Engineering, Architecture, Real Estate, or a related field preferred
