Overview:
Founded in 2010, IRA Capital is a Southern California–based private equity firm specializing in real estate investments. IRA primarily invests in commercial real estate assets throughout the United States, with an emphasis on healthcare. To date, the firm has acquired over 12.5 million square feet across 30 states, representing more than $5 billion in total capitalization. IRA partners with sovereign wealth funds, pension funds, institutions, and family offices to acquire and operate high-quality real estate assets.
The Analyst will directly support a Vice President and Associate in all aspects of asset management, underwriting and oversight of investments on behalf of the firm.
Responsibilities include:
• Develop and maintain detailed property-level pro forma, DCF, valuation, asset-management, and disposition models.
• Analyze asset performance and alternative holding, leasing, capital-investment, financing, and disposition scenarios.
• Conduct market research, including occupancy, rental rates, comparable transactions, demographics, competitive positioning, supply and demand, and economic trends.
• Support asset business plans through analysis of property operations, tenant credit and financials, third-party reports, and capital requirements.
• Review, interpret, and summarize leases, loan documents, contracts, and other asset-level documents; track key dates, obligations, and requirements.
• Coordinate information and deliverables with property managers, internal departments, lenders, brokers, accountants, consultants, and legal counsel.
• Prepare monthly asset reports, rent rolls, and other recurring portfolio reporting.
• Support annual budgets, forecasts, business and leasing assumptions, quarterly reports, and variance analyses.
• Prepare annual CAM reconciliations and supporting schedules in accordance with lease requirements.
• Maintain lease rollover and status reports and tracking logs for pending transactions, follow-up items, and deadlines.
• Maintain accurate asset files and property data, including building, contract, insurance, vendor, and operating information.
• Support capital improvement and tenant improvement tracking, including budgets, schedules, commitments, and actual costs.
Candidate Requirements include:
• 1-4+ years of experience with an investment sales team, REIT, real estate fund or investment bank is preferred
• Argus Proficiency
• Strong analytical valuation techniques and vetting for potential acquisition targets
• Expert knowledge of real estate cash flow modeling using Excel and Argus
• Communication skills to interface with the acquisition team, outside consultants, and investment sales professionals
• Proficiency in procuring, analyzing, and synthesizing market research
• Proficiency in reviewing leases, historical income and expense evaluation, and other due diligence materials
• Ability to prioritize and work independently
• Detail-oriented with strong organizational skills
• Bachelor’s degree from four‐year university – minimum 3.5 GPA
