We are working with a large, global institutional real estate investment and operating platform to identify an Industrial Asset Management Associate for its Los Angeles team.
This position will join the West Region industrial team and provide broad exposure across the ownership and investment lifecycle. While the primary focus will be asset management, the successful candidate will also work alongside investment, development, construction, and portfolio management teams, making this an attractive opportunity for someone looking to develop a well-rounded institutional real estate skill set.
The Role
The Asset Management Associate will support the performance and execution of business plans across a portfolio of industrial and logistics properties throughout the Western U.S.
Responsibilities will span leasing, financial analysis, valuation, budgeting, forecasting, and dispositions.
Key responsibilities:
- Evaluate leasing opportunities, including financial analysis of proposals and their impact on asset-level returns and valuation
- Participate in lease negotiations and help manage transactions through execution
- Prepare and maintain Argus and Excel-based financial models, including cash flow forecasts, valuations, pro formas, and sensitivity analyses
- Review property-level financial performance, rent rolls, leasing assumptions, capital requirements, and forward-looking cash flows
- Support quarterly asset reviews and ongoing implementation of individual property business plans
- Assist with annual budgeting, leasing forecasts, and capital expenditure planning
- Review third-party appraisals and complete internal asset valuations
- Develop and maintain relationships with industrial brokerage professionals across the region
- Support asset sale and disposition processes alongside senior members of the asset management team
- Partner with colleagues across investments, development, construction, fund operations, and portfolio management
- Contribute to market research, underwriting, and other investment initiatives as required
