Asset Manager | New York City | Mixed Use Portfolio | Fully Remote


A growing regional property management firm is seeking an Associate Asset Manager (AAM). Ideal candidate will be responsible for the day-to-day portfolio oversight of existing properties throughout NYC. The AAM will be involved in all facets of the real estate execution process, including overseeing property operations, executing on capital and renovation projects, assisting in leasing efforts, the development and monitoring of asset-specific business plans, and reporting.


The candidate will work closely with both the Project Management team and the firm’s principals. The individual should be able to thrive in a strategic and creative environment that is highly entrepreneurial and which requires strong skills in the areas of analytics, multitasking, prioritizing and communication.


The position is remote but requires weekly site visits to the properties.


Responsibilities:

  • Assist Investment Management team in leasing activities, negotiations, assessment of physical space conditions and work letter development.
  • Build strong working relationships with vendors, contractors, design consultants and other counterparties.
  • Effectively communicates any building issues, concerns or important developments to colleagues in relevant areas.
  • Review monthly property operating reports, identify operational/financial issues, and coordinate changes in property management execution to meet operational goals
  • Prepare and present quarterly and annual asset management reports, business plans, cash flow forecasts, variance analysis, and leasing updates to partners.
  • Maintain database of lease expiration dates and notice dates across the firm’s portfolio holdings.
  • Assist asset manager with analysis of proposed leasing transactions and track against underwriting.
  • Assist internal and external leasing teams on preparation of marketing materials lease proposals, lease agreement negotiations.
  • Develop knowledge of local markets and competitive properties; track market activity and maintain database of lease comps.
  • Assist in the development of management policies and procedures to ensure that best practices are employed and documented and updated on a continual basis.
  • Work closely with Project Management team to develop and manage capital improvement program for required maintenance, repair, tenant buildout and other minor construction work across the portfolio.
  • Prepare and manage project budgets, schedules and deadlines to ensure consistency with lender and owner requirements.
  • Monitor construction progress through periodic site visits.


Qualifications

  • Bachelor’s Degree in a relevant discipline with strong academic record.
  • At least three years of experience in real estate; property management.
  • Experience with rules and regulations, building code, and local laws.
  • Ability to analyze and independently resolve a variety of difficult situations and problems, demonstrating flexibility while remaining focused on solutions.
  • Ability to delegate responsibility and achieving results through team, third party vendors, contractors and design consultants.
  • Must possess meticulous attention to detail and take pride in their work.
  • A confident, team player who listens to internal and external input but can take decisive action.
  • High level of communication skills, verbally and in writing.
  • Experience in negotiations and contractual language.
  • Excellent organizational and time management skills.
  • Analytical and strategic skills; ability to plan, manage, and implement multiple projects.
  • Ability to develop feasibility analyses, create pro formas, monitor project budgets and timelines.
  • Advanced proficiency with Microsoft Word, Powerpoint and Excel.
  • Experience with financial reports in Yardi/MRI or other real estate software
  • Self-starting and diligent individual with a successful track record of working independently and on a team. Must thrive in a fast-paced and entrepreneurial environment.


Compensation: $110,000 - $140,000 base salary + bonus, comprehensive health benefits, including 401k match.
