WB Residential Communities is seeking a full-time Assistant Property Manager for our location in New Paltz, NY.


The Assistant Property Manager will support the Property Manager with daily operations, resident services, leasing, administrative functions, and affordable housing compliance.


Job Duties:

  • Assist with LIHTC and HUD annual and interim recertifications, including income, asset, and household eligibility documentation.
  • Prepare recertification notices and maintain accurate, complete, and confidential resident files.
  • Process rental applications, applicant updates, move-ins, move-outs, leases, and required documentation in compliance with Fair Housing, LIHTC, and HUD requirements.
  • Track outstanding documentation and ensure compliance deadlines are met.
  • Assist with compliance reviews, audits, inspections, and agency requests.
  • Maintain knowledge of applicable rent restrictions, income limits, utility allowances, and program requirements.
  • Assist with work orders, contractor schedules, invoices, tenant charges, reports, filing, and other administrative duties.
  • Inspect vacant apartments and communicate maintenance or service needs.
  • Provide professional customer service to residents, applicants, vendors, and contractors.
  • Maintain organized office and property records and support the Property Manager with daily property operations.
  • Answer phones, speak to prospective clients and current residents.
  • Responsible for processing incoming and outgoing mail

Qualifications:

  • Affordable housing, LIHTC, and/or HUD experience strongly preferred.
  • Experience with recertifications and resident file compliance preferred.
  • Strong organizational skills, attention to detail, and ability to meet deadlines.
  • Excellent communication and customer service skills.
  • Computer proficiency; Yardi experience is a plus.
  • Ability to work independently and manage multiple priorities in a fast-paced environment.
