About the Role
The Construction Manager oversees project construction, ensuring work is completed on schedule, within budget, and to specified quality standards. This role serves as the primary point of contact for clients throughout each project and manages multiple client engagements at any given time.
Key Responsibilities
- Develop and execute project schedules, budgets, and strategy aligned to each client's goals and objectives
- Build and maintain rapport with client representatives, ensuring the scope of projects and deliverables is fully understood
- Serve as the primary point of contact with the client throughout each project
- Prepare RFP's for vendor and contract services, and manage the contractor and vendor selection process
- Manage vendor and project team performance to ensure compliance with contractual requirements, regulatory entities, and client expectations
- Ensure all required permits are pulled and closed out with all authorities having jurisdiction (demo, shoring, grading, A&E, MEP, fire safety/fire alarm, civil/LID, etc.)
- Call for inspections and ensure the site and subcontractors are prepared; maintain documentation of inspection approvals or corrections
- Maintain a project tracking sheet and manage project execution within intended time frames
- Review and approve subcontractors' payment requests; ensure accounts receivable are maintained within the project budget
- Identify, manage, and mitigate areas of concern regarding potential liabilities and risk
- Serve multiple clients at any given time, meet milestones, and create a positive impression for the team
Required Qualifications
- BA/BS degree preferred, or equivalent work experience
- 3+ years of experience in real estate management or the construction management industry, ideally in a project administration/accounting capacity
- Strong understanding of commercial/retail property maintenance, insurance, and construction
- Advanced understanding of building codes as they relate to construction activities
- Experience working with property teams and staff
- Excellent written and verbal communication skills
- Strong interpersonal skills and the ability to interact with a variety of audiences, including tenants, builders, contractors, and executives
- Ability to read, analyze, and interpret construction documents such as safety rules, operating and maintenance instructions, and procedure manuals
- Strong organizational and analytical skills, with the ability to identify and manage competing priorities
- Proficient in Microsoft Office Suite, Google Workspace, and project/property management software (e.g., Yardi, AppFolio) or equivalent
- Ability to work effectively both independently and within a team
- Valid driver's license required
