TBro's Renovation is a boutique NYC general contracting firm specializing in high-end residential and commercial renovations across Manhattan and the five boroughs.


We operate with the agility and hands-on involvement of a boutique firm, backed by the systems, infrastructure, and operational standards of a larger company. As our project volume and complexity continue to grow, we're looking for an experienced Project Manager to take ownership of our commercial projects and play an important role in the continued growth of our Commercial division.


Our commercial work includes high-end interior renovations and tenant improvements for architects, designers, building ownership groups, landlords, and commercial clients throughout New York City. Our projects demand strong construction knowledge, disciplined, systematic project management, attention to detail, and the ability to build trust with sophisticated clients and design teams.


This is an opportunity for someone who knows how to run a commercial construction project - not simply coordinate one - and wants meaningful ownership within a growing company.


The Role

Reports to: Director of Commercial Construction

Start Date: Immediate

As Senior Project Manager, you'll have primary responsibility for the successful delivery of commercial interior construction projects from pre-construction through final closeout.


You'll own the project schedule, budget, client relationship, subcontractor coordination, change management, and day-to-day decision-making required to keep complex projects moving.

You'll work closely with our Director of Commercial Construction, field leadership, project coordinators, architects, designers, consultants, subcontractors, and clients. On larger projects, you'll help establish the project strategy and provide leadership across the entire project team.


You are the operating center of your projects and the person clients and design partners rely on to know what is happening, what needs to happen next, and how we're going to get there.


What You'll Own
  • Overall responsibility for commercial construction projects from pre-construction through final closeout
  • The client relationship, including regular communication, progress updates, issue resolution, and expectation management
  • Project schedules, including development, critical-path management, updates, and recovery planning
  • Project budgets and job costs, including tracking actual costs against budget and protecting project profitability
  • Procurement, subcontractor coordination, and material lead times
  • Change order development, scoping, pricing, negotiation, and documentation
  • Review and coordination of architectural and engineering drawings, specifications, shop drawings, RFIs, and submittals
  • Coordination with architects, designers, engineers, consultants, building management, and ownership representatives
  • Field coordination and daily decision-making in partnership with the Superintendent and subcontractors
  • Quality control and ensuring work is executed in accordance with the drawings, specifications, schedule, and contract
  • Contract administration, including AIA agreements, pay applications, change orders, and project documentation
  • NYC DOB, permitting, inspections, and building requirements as they relate to project execution
  • Punch list, turnover, closeout, and final client satisfaction
  • Day-to-day direction and accountability of project coordinators and other project support staff
  • Identifying risks early and taking action before they become schedule, cost, or client issues


What We're Looking ForRequired
  • 3–6+ years of commercial construction project management experience
  • Significant experience managing commercial interior renovations, tenant improvements, or interior fit-outs in NYC
  • Demonstrated ability to independently lead complex construction projects from pre-construction through completion
  • Strong understanding of commercial construction means and methods, sequencing, scheduling, and field coordination
  • Ability to read and interpret architectural, structural, MEP, and other construction drawings and specifications
  • Experience coordinating shop drawings, RFIs, submittals, procurement, and consultant reviews
  • Strong understanding of project budgets, job costs, forecasting, and financial reporting
  • Proven experience managing change orders, including scope development, pricing, negotiation, and documentation
  • Strong client-facing communication skills and the ability to manage sophisticated clients, architects, designers, and ownership groups
  • Familiarity with NYC DOB requirements, permitting, inspections, and commercial building requirements
  • Experience working with subcontractors and field teams and the ability to establish credibility in the field
  • Strong knowledge of construction contracts, including familiarity with AIA agreements and AIA billing/payment processes
  • OSHA 30 certification
  • Experience with construction project management software and digital project documentation


What Will Set You Apart
  • Experience managing high-end commercial interiors in Manhattan
  • Experience working directly with prominent NYC architects, designers, developers, landlords, or building ownership groups
  • Experience managing projects with significant MEP coordination and complex building requirements
  • Experience with occupied buildings and projects requiring close coordination with building management
  • Experience managing multiple projects simultaneously while maintaining strong financial and operational control
  • Experience mentoring Project Managers, Project Coordinators, or junior construction staff
  • Strong understanding of commercial estimating, buyout, and pre-construction processes
  • Spanish fluency is a plus
  • NYC Site Safety Training (SST) credentials are a plus


Systems Experience

Hands-on experience with several of the following is strongly preferred:

Procore, Buildertrend, Knowify, Monday.com, Microsoft Excel, Google Workspace, DocuSign, scheduling software, and construction accounting/job-cost systems.


We're less concerned with whether you've used our exact software and more interested in whether you understand how technology should support strong project management, financial control, documentation, visibility and communication.

You can sit in a meeting with an architect in the morning, review a schedule and job costs in the afternoon, and walk a jobsite with a Superintendent or subcontractor without missing a beat.

You understand that successful project management is about more than delivering the work. It's about protecting the client's trust, the company's margin, the schedule, and the quality of the finished project.

Compensation

Salary Range: $100,000 – $130,000 / year

Where you land in the range depends on your experience and your demonstrated ability to run high-end residential projects. The upper end reflects candidates at the deeper end of the 3–6 year range who can take on our larger, more complex projects.
