Because we operate in an ultra-luxury, highly customized design-build envelope, our commercial success relies on our ability to price complex creative concepts with analytical precision before construction begins, while maintaining complete visibility over project-level and department-level profitability.
To bridge our creative vision with commercial performance, we are seeking a highly analytical Head of Commercial Estimating & Analytics. Reporting directly to the Chief Financial Officer, this individual will serve as the primary analytics engine of our project pipeline. You will lead end-to-end project cost estimation, partner with installation teams on subcontractor financial structures, perform "estimated vs. actual" post-project financial assessments, and oversee firm-wide KPI performance analytics to protect profit margins and drive sustainable growth.
Responsibilities:
Project estimating & client pricing
- End-to-End Budgeting: Build comprehensive, line-item construction and design budgets for upcoming projects, modeling internal labor hours, trade subcontractor hours, materials, and NYC urban logistical fees.
- Creative Alignment: Partner closely with Design & Installation teams during schematic and construction documentation phases to ensure complex creative concepts are accurately captured in project budgets before client presentation.
- Proposal & Pitch Assembly: Apply strategic firm markups to generate clear, professional client proposals during competitive pitches and contract assemblies.
- Billing Alignment: Collaborate with Bookkeeping during active project phases to track billing milestones, document financial progress, and ensure project cash flow aligns with contract terms.
Commercial Procurement support & subcontractor financials
- Subcontractor Financial Structuring: Partner with the Director of Installation (who leads vendor/subcontractor relationships and vetting) to calculate required subcontractor target pricing and markups. Help Installation Managers draft performance-based subcontractor agreements aligned with firm profit targets.
- Master Pricing Library: Maintain and continuously update the firm’s central Vendor & Material Price Library, ensuring estimating formulas reflect live market pricing, inflation, and trade discounts.
- Supply Chain Feedback Loops: Feed real-world market pricing, supply chain bottlenecks, and material availability data back to Design and Estimating teams to keep future pitches grounded in realistic lead times and costs.
Business analytics & KPI governance
- Variance & Post-project Analytics: Lead post-project "Estimated vs. Actual" financial reviews to refine predictive pricing models, identify cost overruns, and eliminate hidden margin erosion.
- Departmental Profitability: Conduct regular financial analytics evaluating revenue growth, direct gross margins, and operating profitability at the departmental level (Design, Installation, Maintenance), delivering actionable insights to executive leadership.
Required Skills
- Education: Bachelor’s Degree in Business, Finance, Economics, Construction Management, or a related quantitative field is required. An MBA is highly preferred.
- Analytical Capability: Advanced proficiency in financial modeling, Excel/Google Sheets dataset analysis, and construction cost-estimation software.
- Industry Experience: 3–7+ years of progressive experience in commercial management, cost estimating, financial variance analysis, or business analytics—with experience in architecture, luxury design-build, general contracting, or commercial construction strongly preferred.
Preferred Skills
- Senior Analyst Background: Experience serving as a Senior Business Analyst, Financial Analyst, or Commercial Manager handling project P&Ls, cost-estimating databases, and executive performance dashboards.
- Urban Logistics Awareness: Familiarity with operations in New York City or dense metropolitan markets, understanding the specific logistical and pricing nuances of urban luxury projects.
- Cross-Functional Communication: Proven ability to collaborate effectively with creative designers, field managers, and executive leadership, translating technical data into clear financial recommendations.
