LIHTC Lease-Up Specialist

Los Angeles | Hybrid | Full-Time


Our client, a growing for profit affordable-housing owner and developer, is seeking a hands-on LIHTC Lease-Up Specialist to oversee new communities through lease-up and stabilization.

This individual will take greater responsibility for the lease-up process, allowing Housing Development Project Managers to remain focused on development. The role will provide stronger oversight, coordination, and accountability with third-party property-management firms as projects move from construction completion through occupancy and stabilization.


Responsibilities

  • Lead assigned LIHTC lease-ups from pre-opening through stabilization.
  • Establish schedules, milestones, occupancy goals, and performance expectations.
  • Hold third-party property managers accountable for marketing, staffing, leasing activity, application processing, compliance, and reporting.
  • Monitor leasing velocity, applications, approvals, move-ins, unit readiness, and occupancy.
  • Identify delays or performance issues and drive corrective action.
  • Coordinate with Development, Asset Management, Compliance, Operations, Marketing, and external partners.
  • Conduct property visits and lead regular lease-up meetings.
  • Support the transition to stabilized operations.


Qualifications

  • Approximately 7–10 years of affordable-housing, multifamily leasing, property-management, asset-management, or related experience.
  • Proven success leading complex lease-ups through occupancy and stabilization.
  • Direct LIHTC lease-up and compliance experience is required.
  • Experience overseeing third-party property-management firms.
  • Strong organizational, communication, and problem-solving skills.
  • Ability to work independently and keep multiple projects moving forward.
