Project Manager — Plumbing & Mechanical Piping



Our client is a well-established, fourth-generation family-owned plumbing and mechanical piping contractor that has served the San Francisco Bay Area for more than a century. The company specializes in commercial, industrial, and residential plumbing and piping, with both new construction and service divisions. The organization has built a strong reputation for quality craftsmanship, safety, and long-term client relationships and manages multiple projects throughout the Bay Area, ranging from smaller installations to projects exceeding $1M. This is a close-knit, hands-on environment where team members are expected to wear multiple hats, work collaboratively, and take ownership of their responsibilities. The position is based onsite in Berkeley five days per week with regular travel to local job sites throughout the East Bay and South Bay.



About the Role



The Project Manager will take ownership of multiple plumbing and mechanical piping projects from award through closeout, managing scope, schedule, budget, quality, safety, and client relationships. Depending on project size, the PM may oversee approximately 6–10 projects at a time, with individual project values ranging from approximately $50K to $1M+, and will spend regular time in the field monitoring progress and working directly with project teams.



Responsibilities



  • Manage plumbing and piping projects from contract award through final closeout.
  • Review estimates, bid documents, contracts, and project scope during turnover.
  • Establish job files, schedules, schedules of values, billing requirements, submittals, and other project documentation.
  • Lead project turnover meetings with estimators, foremen, and safety personnel.
  • Serve as the primary point of contact for clients, general contractors, engineers, subcontractors, and vendors.
  • Visit job sites regularly to monitor project progress, workmanship, quality, safety, and overall performance.
  • Manage RFIs, procurement logs, submittals, change orders, and other project documentation.
  • Identify potential project risks early and develop practical solutions.
  • Review job costs on a weekly basis and track labor, materials, and change orders against the original estimate.
  • Forecast cost-to-complete and monitor project profitability.
  • Prepare and present monthly job cost reports, including projected profit and loss.
  • Coordinate with field personnel to ensure projects remain on schedule and within budget.
  • Utilize Vista Viewpoint, Excel, Word, and other construction/project management and scheduling systems as required by the project or general contractor.



Qualifications



  • Minimum 5 years of plumbing and/or mechanical piping project management experience.
  • Strong understanding of plumbing and mechanical piping systems, construction processes, and field operations.
  • Proven experience managing project budgets, job costing, forecasting, and profit/loss.
  • Experience with construction scheduling and project management software.
  • Background working for a plumbing or mechanical contractor is strongly preferred.
  • Ability to manage multiple projects while remaining organized and responsive in a fast-paced environment.
