Position Overview:
Nicholas and Associates is a full-service construction management firm specializing in high-quality new construction and renovation projects. The company is seeking a Preconstruction Manager to lead the organization, planning, and coordination of projects throughout the preconstruction phase. The Preconstruction Department is actively developing and refining a standardized process designed to maximize efficiency, effectiveness, and overall project success.
Working closely with the Director of Construction, the Preconstruction Manager is responsible for ensuring that projects are thoroughly organized, planned, and positioned for successful execution. The Preconstruction Manager will confidently oversee all aspects of initial project organization, including coordinating project requirements, developing key project information, and establishing a strong foundation for the construction phase. Additionally, the Preconstruction Manager will teach, guide, and share knowledge gained throughout the preconstruction process with the future Project Management Team during the internal project transition.
Primary Responsibilities:
- Work in collaboration and coordination with other team coworkers in a team environment.
- Maintain and enhance relationships with all sub-contractors, vendors, partners and clients.
- Participate in construction project feasibility studies.
- Support SD, DD, CD phases as appropriate.
- Assist and guide entitlement related components of projects in coordination with internal and external development teams.
- Effectively work with entire project team, including architects, engineers, AHJ’s, consultants, etc. to maintain a high level of project organization.
- Coordinate and lead project meetings.
- Review and analyze evolving project documents.
- Evaluate overall project to determine the “highest and best” building methods.
- Make recommendations as appropriate.
- Understand and manage client expectations.
- Guide the value engineering process of all trade items.
- Develop trade specific scopes of work prior to requesting proposals from subcontractors and vendors.
- Develop takeoffs of all trade scopes as appropriate.
- Manage the prequalification of select sub-contractors and vendors.
- Utilize Building Connected and other platforms to organize sub-contractor/vendor requests and to secure related proposals.
- Review budgets and bids to ensure sub proposals are per plans and specifications.
- Utilize existing methods of generating Excel budget sheets.
- Enhance and improve existing processes in collaboration with Director of Construction.
- Proactively communicate new opportunities to sub-contractors.
- Provide feedback to sub-contractors on how their proposals are compared to others.
- Present project budgets for internal and external approvals.
- Assist Director of Construction with project contracts and related supportive exhibits.
- Work with future Project Managers to transition project and assist with the sub award process as appropriate.
- Accept additional responsibilities as determined by Director of Construction.
- Work on multiple projects simultaneously.
Qualifications:
- 4-year degree in a field related to construction and/or real estate industry, including but not limited to: Architecture, Construction Management, Engineering, Construction Sciences, Real Estate Development, Urban Planning, etc….
- Possesses overall general construction knowledge and understands applicable construction systems and construction means and methods, utilized to successfully build.
- Ability to work in a team environment.
- Thirst for new knowledge and ability to learn, in an industry that is rapidly changing due to new technologies.
- Excellent communication skills, both verbal and written.
- Ability to establish and maintain relationships.
- Possess a sense of pride and an “ownership mentality”.
- Effectively presents information in one-on-one and small group situations.
- Handles multiple tasks simultaneously.
- Embraces and utilizes technology to enhance efficiency and accuracy.
