You’re not stepping into this role to sit behind a spreadsheet and wait for someone else to make the decisions.

You’ll take corporate interior projects from the first test fit through contract award, working directly with clients, designers, trade partners, and the construction team to make sure the project actually works before it gets built.

What you’ll own: You’ll lead the front end of high-end corporate TI projects, where design, budget, schedule, scope, and profitability are all moving at once.

  • Lead client meetings and drive decisions from early design through construction documents.
  • Build conceptual and progressive budgets from test fits and evolving designs.
  • Keep the design team aligned with the client's budget—and push back when it isn't.
  • Turn design changes into real cost and schedule impacts instead of discovering them after the fact.
  • Identify scope gaps, constructability issues, and commercial risks before contract award.
  • Manage RFPs, subcontractor pricing, bid leveling, negotiations, and value engineering.
  • Hand the construction team a preconstruction package that is actually ready to build.


What you get: You’ll work on primarily downtown Chicago corporate interiors, with projects ranging from half-floor renovations to major multi-floor buildouts. This is a design-build environment, so you’re close to the client and the decisions, not buried in a traditional estimating department.

The role is based in downtown Chicago, 8–5, with limited project-driven Midwest travel. Contract compensation is $75–85/hour, with a direct-hire or contract-to-hire path also available.


Who you are: You’re a construction PM or preconstruction leader who understands corporate interiors and knows what it takes to get a project built. You can talk costs with a subcontractor in the morning, challenge a designer's selection at lunch, and confidently lead a client meeting in the afternoon. You don't just know how to estimate a project, you know how to manage the people and decisions that determine whether the estimate is right.
