Position Overview

A New Jersey-based real estate developer is seeking an experienced Project Executive to oversee the execution of ground-up multifamily residential developments throughout New Jersey. This individual will play a key leadership role across multiple projects, with a particular focus on construction execution, site operations, schedule, budget, quality, and coordination with general contractors and project teams.

The ideal candidate will have approximately 8–12 years of construction experience and a strong track record delivering stick-over-platform / 5-over-1 multifamily residential projects. This role requires someone with meaningful on-site construction and site management experience who understands how these projects are built from the ground up and can effectively represent the developer in the field.

Key Responsibilities

• Oversee multiple ground-up multifamily developments throughout New Jersey from preconstruction through completion and turnover.
• Manage and hold general contractors, subcontractors, consultants, architects, and other project partners accountable for schedule, budget, quality, and overall execution.
• Provide hands-on oversight of stick-over-platform / 5-over-1 construction, including podium construction, wood framing, building envelope, MEP systems, interiors, and finishes.
• Monitor construction progress and proactively identify schedule, cost, coordination, and constructability issues.
• Lead regular project and site meetings and ensure outstanding issues are resolved efficiently.
• Review project schedules, budgets, change orders, RFIs, submittals, requisitions, and other construction documentation.
• Partner with development, design, and preconstruction teams to provide construction input during the planning and design phases.
• Assist with contractor selection, scope development, bid review, procurement, and buyout.
• Oversee project closeout, punch list, turnover, and delivery to property management and operations teams.
• Maintain consistent communication with senior leadership regarding project progress, risks, and key decisions.
• Help establish and maintain construction standards and best practices across the developer's growing portfolio.

Qualifications

• Approximately 8–12 years of experience in construction, development, or general contracting.
• Direct experience delivering stick-over-platform / 5-over-1 multifamily residential projects is required.
• Significant site management experience with a strong understanding of day-to-day field operations and construction sequencing.
• Strong communication, leadership, and problem-solving skills.
• Willingness to travel regularly to active project sites throughout New Jersey.
