Project Manager/Senior Project Manager – Affordable Housing Development
Meta Development Partners is a California affordable housing developer with a long track record of successfully building and operating high quality new-construction multifamily communities. We specialize in LIHTC/affordable housing, and are known for executing challenging projects, developing innovative financing solutions, and maintaining an exceptional reputation with our industry partners.
As we continue to grow, we are seeking an exceptional Project Manager or Senior Project Manager to join our Development Team, depending on experience. Our team is highly collaborative, and PMs & SPMs work across a diverse portfolio of projects, with support from additional internal development staff and senior leadership. This is an opportunity to take meaningful ownership of sophisticated projects while working with a talented team that enjoys solving challenging problems together.
What You'll Do
- Lead/manage assigned developments from predevelopment through construction, lease-up, stabilization, and permanent financing conversion.
- Develop and execute project strategy, schedules, budgets, financing plans, and major milestones.
- Lead LIHTC, tax-exempt bond, and other public and private financing applications and closings.
- Manage project financial performance, including development budgets, pro formas, sources and uses, and financing assumptions.
- Direct and coordinate architects, engineers, contractors, attorneys, property managers, lenders, investors, consultants, and governmental agencies.
- Lead entitlement, design, permitting, financing, construction, and regulatory matters.
- Identify project risks and opportunities, evaluate alternatives, and drive issues to resolution.
- Underwrite prospective development opportunities and lead/coordinate RFP responses for new projects, including financial analysis, development strategy, and coordination of internal and external team members.
- Direct and mentor Development Associates and other project staff.
- At the Senior Project Manager level, lead our most complex/largest projects, operate with greater autonomy, advise senior leadership on significant project and financing decisions, and be involved with/lead corporate initiatives as appropriate.

We are looking for high-performing real estate development professionals who want to continue growing as developers.
- Strong experience in affordable housing or multifamily real estate development; commensurate with the PM or SPM level.
- Strong LIHTC and affordable housing finance experience.
- Advanced financial and analytical skills, including working with development pro formas and project budgets in Excel, and an understanding of how changes and decisions may impact a project in the future.
- Demonstrated ability to successfully manage complex projects and multiple stakeholders.
- Excellent judgment, communication, negotiation, and problem-solving skills.
- High levels of initiative, ownership, intellectual curiosity, attention to detail, self-drive, and personal accountability.
- A collaborative approach and desire to contribute to a high-performing team.
