POSITION SUMMARY
Avery Hall is looking for professionals from architecture, construction, and development backgrounds who are passionate about their craft, drawn to working within a design-oriented development office and want to apply their specialized skills while gaining exposure to every stage of the building process.
The Senior Development Manager runs day-to-day development, design, and construction activity on one or more of Avery Hall's mixed-use and multifamily projects, reporting and working alongside the Vice President of Development, the Director of Construction, and senior leadership. The role carries a project from concept and entitlement through design coordination, GMP negotiation, construction, TCO/FCO, and closeout.
Core responsibilities include leading weekly OAC and design meetings, running the RFP and contracting process for architects, engineers, and consultants, and overseeing construction administration — RFIs, submittals, shop drawings, and change orders — from issuance through resolution. The role also negotiates GMP proposals, tracks budgets and schedules against financing requirements, and includes weekly site walks to confirm progress, quality, and sequencing. Additional scope includes Condo Offering Plan approvals, Brownfield remediation filings, and coordination of mixed-income rental compliance.
This is a hands-on role with direct project ownership and oversight. It requires regular weekly on-site presence at active construction sites as well as in-office time at Avery Hall's headquarters in Gowanus, Brooklyn.

WHAT YOU'LL WORK ON
Development Management
• Shepherd projects from initial concept through design development, 100% CDs, DOB filing, entitlements, procurement, construction, TCO/FCO, punchlist, and warranty.
• Lead weekly OAC and design meetings — set the agenda, drive decisions, and own the notes and action items.
• Run the RFP, selection, leveling, and contracting process for architects, engineers, consultants, and construction managers.
• Coordinate development of mixed-income rental projects, aligning market-rate and affordable components with regulatory requirements and delivery timelines.
• Oversee project insurance coordination, including builder's risk, contractor compliance, and lender-required coverage.
• Manage the development and approval of Condo Offering Plans.
• Oversee Brownfield cleanup processes end to end, including filings, regulatory approval, and tax credits.
Design, Technical Oversight & Construction Administration
• Coordinate all design consultants to ensure ownership's goals are accurately reflected in drawings, specifications, and contract documents.
• Own full construction administration — RFIs, submittals, shop drawings, and field clarifications — from review through resolution.
• Get ahead of design and construction issues before they cost time, keeping decisions moving and project teams aligned.
Construction Management
• Review, negotiate, and process change orders, invoices, and cost proposals from the CM and consultants.
• Walk every site weekly to track progress across trades, confirm schedule alignment, and catch quality or sequencing issues early.
Financial & Reporting
• Oversee construction draws and requisitions, verifying hard and soft cost expenditures.
• Maintain project budgets, schedules, consultant contracts, and monthly development reports.
• Keep forward-looking cost projections current against development budgets, schedules, and financing requirements.
• Track costs across design changes, value engineering, allowances, contingencies, and buyout adjustments.
WHAT WE'RE LOOKING FOR
Education
• Bachelor's degree required — Architecture, Construction Management, Engineering, or a related field preferred.
• Master's degree in Real Estate Development, Architecture, Construction Management, or Engineering strongly preferred.
Preferred Experience
• 10+ years in real estate development, construction, architecture, or a related design/development field.
• Deep knowledge of building systems, construction materials, and means and methods for multifamily and mixed-use development.
• A track record of managing design development, coordinating consultants, and resolving technical issues on your own.
• Strong command of NYC entitlement, zoning, approvals, and permitting processes.
Skills & Attributes
• Leadership that's collaborative and solutions-oriented, not just directive.
• Excellent organizational, written, and verbal communication.
• Comfortable working independently while keeping large consultant and construction teams pulling in the same direction.
• Fluent in Bluebeam, Excel, Project, Word, and PowerPoint.
COMPENSATION
Salary is determined individually based on relevant skills, experience, education, and, where applicable, licenses or certifications held.
