Location: Culver City, CA or New York, NY

Opportunity Overview


POP MART is seeking an experienced and execution-driven Senior Manager, Real Estate to support the continued expansion of our retail footprint across the United States.


As POP MART rapidly grows its U.S. presence, this role will be responsible for turning our market expansion strategy into a strong pipeline of high-quality retail locations. You will lead site selection and evaluation, drive lease negotiations, manage transactions through execution, and partner cross-functionally to ensure new stores successfully move from initial opportunity through opening.


The ideal candidate brings deep knowledge of U.S. retail real estate, strong relationships with landlords, developers, and brokers, and a proven ability to manage a high-volume pipeline of transactions in a fast-moving growth environment.

This is a highly visible opportunity to directly influence where and how POP MART grows across the U.S.


We follow an office policy with an expectation of five days per week working onsite. Being together in person helps us collaborate, stay connected, and build a strong team culture. What You Will Achieve


Site Selection & Market Development

  • Lead end-to-end site identification and evaluation for new POP MART retail locations across priority U.S. markets.
  • Develop and maintain a strong pipeline of prospective locations that supports the company's short- and long-term expansion plans.
  • Conduct comprehensive market and site assessments, including field visits, trade area analysis, traffic patterns, demographics, competitive positioning, co-tenancy, and overall market potential.
  • Identify opportunities across top-performing malls, lifestyle centers, high streets, tourist destinations, and major business districts.
  • Prepare and present site packages, financial considerations, market insights, and go/no-go recommendations to leadership and key stakeholders.
  • Monitor market activity and proactively identify emerging opportunities that could support POP MART's continued U.S. growth.


Lease Negotiation & Transactions

  • Lead LOI and lease negotiations for new retail locations, renewals, amendments, relocations, and other real estate transactions.
  • Negotiate favorable economic and operational terms while balancing financial objectives, operational requirements, and speed to market.
  • Partner closely with Legal throughout lease review and execution to ensure transactions move forward accurately and efficiently.
  • Maintain visibility into deal progress, financial terms, critical dates, approvals, and outstanding issues across the real estate pipeline.
  • Build and maintain strong relationships with landlords, developers, brokers, property managers, and other real estate partners.
  • Leverage industry relationships and market knowledge to identify both marketed and off-market opportunities.


Pipeline & Portfolio Management

  • Manage multiple active deals simultaneously across different stages of the real estate lifecycle.
  • Maintain accurate and current pipeline reporting, ensuring leadership has visibility into deal status, risks, timelines, and upcoming decisions.
  • Proactively identify potential delays, deal risks, and roadblocks and drive solutions with the appropriate internal and external partners.
  • Support portfolio planning by providing market intelligence, landlord insights, competitive information, and recommendations on future expansion opportunities.
  • Partner with Finance to evaluate deal economics and ensure proposed locations align with business and investment expectations.


Cross-Functional Execution & Store Openings

  • Partner closely with Construction, Store Operations, Finance, Legal, Design, and other cross-functional teamsto successfully transition executed deals into new store openings.
  • Coordinate key real estate milestones and landlord deliverables from lease execution through construction and opening.
  • Serve as a key point of contact between landlords and internal teams throughout the development and build-out process.
  • Ensure landlord obligations, possession dates, delivery conditions, and other critical lease requirements are clearly communicated and tracked.
  • Support resolution of landlord, lease, or property-related issues that could impact construction timelines or store openings.
  • Conduct post-opening reviews and maintain complete and accurate transaction documentation.


What You Will Need


  • Bachelor's degree or equivalent relevant professional experience.
  • 8+ years of commercial real estate experience, with significant experience in retail site selection, leasing, and transaction management.
  • Demonstrated success managing a high-volume pipeline of retail real estate transactions from site identification through lease execution.
  • Strong understanding of major U.S. retail markets, shopping centers, lifestyle centers, high streets, and key commercial districts.
  • Established relationships within the retail real estate community, including landlords, developers, brokers, and other industry partners.
  • Strong lease and LOI negotiation experience with a demonstrated ability to secure favorable business and economic terms.
  • Experience supporting a multi-unit retail, consumer, hospitality, entertainment, or other rapidly expanding physical footprint strongly preferred.
  • Strong financial and analytical capabilities with the ability to evaluate site economics and make data-informed recommendations.
  • Excellent project management and organizational skills with the ability to manage multiple transactions, priorities, and deadlines simultaneously.
  • Strong communication and presentation skills with the ability to influence both internal stakeholders and external partners.
  • Highly organized, detail-oriented, self-motivated, and comfortable operating with a high degree of ownership.
  • Ability to thrive in a fast-paced, high-growth environment where processes and priorities may continue to evolve.
  • Willingness to travel regularly for market tours, site visits, landlord meetings, and other business needs across the United States.

Physical Requirements

  • Must be able to remain in a stationary position (e.g., seated or at a desk) for extended periods while operating a computer or other office equipment.
  • Must be able to occasionally lift or move items weighing up to 25 pounds.


Pay Range Details

The base salary range for this position is $130,000 - $160,000 annually. This range is provided in accordance with applicable state and local pay transparency laws and may vary based on geographic location. Individual compensation will be determined based on factors including job-related knowledge, skills, experience, and qualifications. This position may also be eligible to participate in the Company's incentive compensation program.
