JMF Development LLC is a real estate development and property management company established in 1994 and headquartered in Downtown Los Angeles. JMF’s activities include management and development of our current portfolio, which includes, office buildings, raw land for development and high-end residential beach home rentals in Malibu, CA. JMF Development is also affiliated with Citrus, LLC, a hospitality group that develops and manages high-end restaurants and bars that include Perch LA (www.perchla.com) and Mrs. Fish (www.mrsfish.com).


Seeking

JMF Development is looking for a dynamic, talented, and experienced Real Estate Property Manager with strong organizational, communication and customer service skills to be part of our growing team. The Property Manager will report to the Managing Member of JMF Development. The job responsibilities include but are not limited to, running daily operations and project management of the real estate portfolio, coordinating and overseeing the maintenance team, managing a short-term rental home portfolio in Malibu, managing film shoots throughout the real estate portfolio, and taking on additional projects as needed. The ideal candidate must be self-motivated, trustworthy, flexible, able to multi-task, and professional. An interest in real estate, marketing, or related business is helpful.


Responsibilities

  • Oversee the day-to-day operations of short-term property rentals and regular rentals
  • Oversee maintenance workers schedule and tasks
  • Bid, negotiate and manage service contracts with outside vendors to achieve the highest levels of performance at the lowest cost in compliance with JMF’s standards while enforcing all requirements of the contract, including but not limited to ensuring the proper insurances are in place
  • Respond to building emergencies, including outside of regular business hours issues
  • Coordinate all routine and emergency services for the properties, which includes but not limited to; gardening, landscaping, cleaning schedules, stocking, plumbing, electrical, pool, spa, HVAC, and other repairs and maintenance
  • Coordinate, bid and oversee capital improvement projects
  • Act as the point of contact for short term rental properties in Malibu, CA including but not limited to, responding to guest bookings and inquiries via Airbnb, VRBO, etc., coordinating with vendors for any repairs, cleanings, maintenance, etc. and performing check-ins and check-outs for guests. In addition, conduct walk through after guest check outs and document any damages to the property
  • Keep track of and maintain inventory of all items within the portfolio
  • Manage general inquiry messages and emails from guests and clients, and coordinate and distribute correspondence accordingly
  • Enforces the terms of all lease agreements, the billing and collection of rents, and other tenant charges in compliance with lease terms. Manage all aspects of lease administration to ensure critical date master scheduling, lease notifications, and renewal notices
  • Prepare and analyze variances on monthly financials, operations analysis, and leasing activity reports for all locations; review and approve all reporting from the properties
  • Handle confidential tasks and additional projects as assigned
  • Additional duties as needed.


Requirements

  • 3+ years of prior experience as an Assistant Property Manager, Property Manager, or related title
  • Excellent organization skills, attention to detail, strength in time management, and prioritization
  • Ability to make decisions and adjust to changes while maintaining composure and managing other tasks and projects
  • Experience with independent projects as well as working with teams
  • Ability to juggle multiple projects and schedules, and must be able to meet deadlines in a fast-paced quick changing environment
  • Ability to take direction, facilitate, plan and remain calm under pressure
  • Strong writing skills with the ability to compose letters, emails, and responses
  • Ability to manage the demands of a variety of situations and people
  • General experience in maintenance and repairs in the operation of electrical, plumbing, HVAC, and other essential household systems
  • Possess a wide range of general office, administrative skills with the ability to maneuver through fluctuating priorities
  • Excellent computer and technical skills: Outlook, Word, PowerPoint, Excel, office systems, web applications, and office equipment
  • Ability to pick up on and implement new technologies quickly and efficiently
  • Valid Driver’s License and personal vehicle for use as needed
  • Capacity to respond to emails and calls outside of working hours and on weekends
  • A bachelor’s degree required
