ABOUT CONCORD

Concord Capital is a vertically integrated multifamily investment and development firm based in Chicago. Our founder previously built and exited a 200-employee vertically integrated real estate platform, and we've brought that same operating discipline to a growing portfolio spanning acquisitions, construction, and property management - all in-house, all under one roof.

We're one of the most active owner-side players in the middle market, with a $150M development pipeline, a recent $100M capital raise, and a target of 2,000 units over the next three years. At Concord, we don't just own property - we operate them ourselves. That means the people running our numbers carry real ownership over how the business performs.


THE ROLE

We're hiring an Accounting Manager to own the numbers for our entire portfolio and to build the finance function alongside our CFO - not inherit one that's already in place. You'll own AppFolio as our system of record and be accountable for every property being accurately and completely accounted for: clean ledgers, reconciled balance sheets, current debt service, and financial statements that ownership, lenders, and third-party owners can rely on.

This is a hands-on seat. You'll be in the transactions, not just reviewing them, which means the person who takes this role learns the real estate business faster than almost anyone else in the building - acquisitions, construction draws, lender relationships, and investor reporting all run through this desk.

The growth path is real and runs in two directions. As we acquire and take on more third-party management, the property accounting function scales and you build and lead the team behind it. As we build out corporate accounting, this is the natural path to Controller - corporate close, consolidations, treasury, and the reporting that goes to lenders and investors. We are building the finance function, not backfilling it.

You'll report directly to the CFO and work alongside a bookkeeper/AP clerk you'll help develop.


WHAT YOU'LL OWN

Property Accounting - Own AppFolio as our system of record and close every property on time each month, with reconciled accounts and rent rolls that hold up to scrutiny. Record and reconcile monthly debt service, escrows, and reserves against lender statements.

Cash & Funding - Keep every property funded - forecast the need, sequence payments, and work directly with owners on funding requests. Manage the bank environment across operating, trust, reserve, and escrow accounts.

Operations & AP - Own resident accounting from lease-accurate charges through move-out and deposit dispositions. Own job-level accounting and profitability reporting for our in-house maintenance company, and run accounts payable end to end, managing the bookkeeper/AP clerk who helps you do it.

Risk & Corporate Support - Keep insurance, COIs, property taxes, and statutory filings current with no lapses. Support the corporate close, intercompany allocations, and year-end schedules for the CFO and outside CPAs.

Process & AI - Write the procedures that don't exist yet, automate the manual work, and use AI daily as part of how the work gets done - reviewing every output critically, because you own the number, not the tool.


WHAT WE'RE LOOKING FOR

• Bachelor's degree in Accounting or Finance; CPA not required

• 3–5+ years of accounting experience, including full-cycle close: journal entries, reconciliations, and financial statement preparation

• Strong Excel skills - pivot tables, lookups, and cleaning large data sets

• Experience with AppFolio, Yardi, Entrata, RealPage, or QuickBooks is a plus

• Real estate, property management, or construction accounting experience is a plus, not a requirement - we'll teach the industry to the right person

• Comfortable using AI tools daily and able to validate output rather than take it at face value
