Position Summary
We are seeking a proactive and detail-oriented Assistant Superintendent to support field operations on high-density residential developments. Crucially, candidates must bring hands-on experience in multi-family podium-style construction. In this role, you will work directly alongside the Lead Superintendent to oversee daily site management, enforce safety standards, direct subcontractors, and ensure project execution meets all quality, schedule, and budgetary requirements.
Key Responsibilities
Field Operations
- Partner with the Lead Superintendent to direct daily jobsite activities, maintain project flow, and enforce site rules.
- Coordinate trade contractors, track material deliveries, and oversee staging to ensure seamless workflow and schedule adherence.
- Conduct regular site walks to inspect ongoing work, verify compliance with plans and specifications, and address issues proactively.
Project Coordination
- Help track project schedules, anticipate potential bottlenecks, and drive swift problem resolution.
- Liaise with the Project Engineer and office personnel to streamline documentation and fulfill field requirements.
- Participate in trade coordination meetings, jobsite walkthroughs, municipal inspections, and consultant reviews.
Quality Control & Safety Management
- Audit subcontractor work daily for craft quality and strict compliance with design documents and local building codes.
- Identify non-conforming work and coordinate corrective action plans with trades.
- Cultivate an uncompromising jobsite safety culture by conducting daily inspections, leading toolbox talks, and enforcing OSHA compliance.
- Immediately flag, log, and resolve unsafe conditions or quality deficiencies with the Lead Superintendent.
Documentation & Site Logistics
- Prepare accurate daily field logs, photo documentation, and progress reports.
- Track on-site trade labor counts, daily deliveries, and site progress.
- Support punch-list generation and track items through final completion and project handover.
Qualifications & Key Requirements
- Direct experience in multi-family podium-style construction on ground-up projects is required.
- Minimum 5 years in commercial or residential construction, including at least 2 years in an Assistant Superintendent role. Experience with projects ranging from 50 to 300 units is preferred.
- In-depth understanding of state and local building codes, construction means and methods, and general contracting procedures.
- OSHA 10 required; OSHA 30 and First Aid/CPR certifications are highly preferred.
- Hands-on experience with MS Office (Word, Excel, MS Project) and construction management software such as Procore or Autodesk Build.
- Strong organizational, communication, and problem-solving skills with a collaborative mindset.
- Familiarity with affordable housing development and Low-Income Housing Tax Credit (LIHTC) projects is preferred, but not required.
- Valid driver’s license, reliable transportation, proof of insurance, and the ability to pass a standard background check.
Physical Requirements
- Ability to walk, stand, and navigate uneven terrain for extended shifts (8 to 10+ hours per day).
- Ability to climb ladders, scaffolding, and multi-story stairwells on active building sites.
- Ability to stoop, kneel, crouch, and frequently lift or carry up to 50 pounds.
- Comfort working outdoors in varied weather conditions, high-noise environments, and active jobsite surroundings.
