Lead Superintendent - Ground up Multifamily Podium

Our client is a leading West Coast developer-builder looking to bring on a Lead Superintendent to oversee a major residential development in Santa Clara, CA. This is a flagship project featuring two large podium apartment buildings, delivering 500+ units with structured parking for 800 vehicles. This is a unique opportunity to take ownership of a high-profile, ground-up build from early phases through completion, working with a best-in-class team.

Your new role

As Lead Superintendent, you’ll be responsible for driving the full field execution of this complex, multiphase project. You will:

• Lead all field operations from mobilization through closeout
• Manage and coordinate multiple superintendents, subcontractors, and trades
• Own the project schedule, driving milestones and holding teams accountable
• Ensure quality, safety, and production standards are met at every stage
• Coordinate closely with Project Management, Ownership, and design teams
• Oversee site logistics, sequencing, and phasing for a large-scale podium build
• Lead OAC meetings and field communications

This role requires strong leadership and the ability to run a large, fast-paced, multi-building project with multiple moving parts.

What you'll need to succeed

• 10+ years’ construction experience with a focus on multifamily projects
• Proven track record as a Lead or Senior Superintendent on podium projects
• Strong experience managing large-scale ground-up developments ($100M+)
• Ability to drive schedule, subcontractor coordination, and field performance
• Deep understanding of wood-frame over podium construction
• Strong leadership style with the ability to build and manage high-performing field teams
