AI Fabrik is a neo cloud platform built for real-world enterprise AI. We deliver high-performance tokens close to users, with sub-20ms latency to Tier 1 and Tier 2 cities and time-to-market measured in weeks, not years. Backed by Mayfield, Xora (Temasek’s growth equity arm), Acclimate Ventures, and Cisco Investments, we are scaling from our first live sites toward a global footprint across the US and Asia (Korea, Japan, Singapore, with India to follow). We don't own concrete — we secure capacity, power, and critical equipment through best-in-class partners and turn it into live, contracted compute. Capacity is our product and the path runs from grid to tokens, which puts this role squarely on the company's critical path.


The Role

As AI Fabrik scales, the volume and complexity of our commercial agreements is growing fast — and most of it is business-critical, high-frequency work that needs to move at the speed of the deal. This role owns that work in-house. You are the legal partner to our commercial, infrastructure, and finance teams, drafting and negotiating the contracts that let us secure sites, win customers, and build our supply chain. You'll work alongside our outside counsel (Goodwin), who handle corporate, financing, and specialized matters — your focus is the day-to-day commercial engine, bringing in-house the contract work that is too frequent and too central to outsource.


What You'll Own


Real Estate & Site Agreements

  • Draft, negotiate, and manage data center leases, colocation and wholesale agreements, capacity reservations, licenses, and related site documentation across US and international markets.
  • Partner closely with Site Selection on deal structure, risk, and terms as we secure capacity — a primary focus of this role.

Customer Commercial Contracts

  • Draft and negotiate customer agreements — master services agreements, order forms, SLAs, and related commercial terms for our compute and inference services.
  • Build scalable templates, playbooks, and fallback positions that let the commercial team move quickly while managing risk.

Supply Chain & Vendor Contracts

  • Draft and negotiate procurement, equipment, construction-partner, and services agreements across the supply chain.
  • Manage terms around delivery, warranties, liability, and continuity for critical infrastructure and long-lead equipment.

Commercial Legal Partnership & Governance

  • Serve as day-to-day legal advisor to commercial, infrastructure, supply chain, and finance teams; provide practical, business-minded guidance.
  • Manage the contract lifecycle — intake, templates, review process, and record-keeping — and build the systems that scale with the company.
  • Coordinate outside counsel (Goodwin and others) on corporate, financing, and specialized matters; own the interface so external spend stays focused and efficient.
  • Support compliance, data protection, and regulatory questions as they arise across our markets.


What You Bring

  • 10+ years of relevant legal experience (law firm and/or in-house), with deep commercial contracting expertise; JD and active bar admission required.
  • Strong real estate / leasing experience — data center, commercial real estate, or infrastructure leasing strongly preferred.
  • Proven track record negotiating complex customer commercial agreements (MSAs, SLAs) and vendor/procurement contracts.
  • Comfort operating as a hands-on, sole or early in-house counsel — pragmatic, business-oriented, and able to prioritize across a broad workload.
  • Experience managing outside counsel and controlling external legal spend.
  • Excellent judgment and communication; able to translate legal risk into clear business recommendations. Data center, cloud, or infrastructure industry experience a plus.
