Merit Hill takes a full lifecycle approach to investing, with deep expertise spanning acquisition, asset management, and value realization.


About the Role

The Associate will partner closely with senior leadership across all aspects of the Company’s self-storage investment platform. The Associate will take full ownership of the deal underwriting and due diligence process, lead communication with external stakeholders, support execution through closing, and help lead disposition, financing, and investor relations initiatives.


Responsibilities

  • Lead the initial underwriting and analysis of potential acquisitions with minimal supervision
  • Prepare investment committee memorandums, including detailed market underwriting and research
  • Draft and manage LOIs with a high degree of accuracy and limited oversight
  • Review Purchase & Sale Agreements, title, survey, and zoning matters; partner with senior leadership to negotiate and/or resolve open items
  • Conduct detailed market research and financial analysis with a strong attention to detail
  • Collaborate effectively with both the junior and senior team members and cross-functionally with other departments, most notably asset management, FP&A, and data analytics
  • Perform in-depth industry, demographic and economic research
  • Monitor macroeconomic trends and integrate insights into deal evaluations.
  • Support asset management, investor relations, and portfolio management activities, including performance reporting and the annual budget process
  • Work collaboratively with team members throughout the deal process and assist in various ad hoc tasks as needed


Qualifications

  • 2 - 3+ years of prior experience in investment banking, private equity, or a related financial field
  • Undergraduate degree in finance, economics or other relevant field

  • Strong financial modeling and analytical skills with advanced Excel skills
  • Excellent communication skills with the ability to effectively interact with senior professionals, external partners and key stakeholders
  • Self-starting and highly motivated personality who works well with tight deadlines and changing priorities and can work independently
  • Team player with unquestioned integrity that enjoys an entrepreneurial culture that places a premium on performance
  • Coachable and willing to learn with an innate curiosity and a solution-oriented think outside the box mindset
  • Superior and diligent work ethic


Pay range and compensation package

The anticipated annual base salary range for this position is $110,000 - $130,000 plus an annual discretionary performance-based bonus. Actual pay may be adjusted based on experience and performance. In addition to the base salary, employees are eligible for comprehensive benefits, including 100% employer-paid premiums for medical, dental and vision insurance, and access to pretax benefit accounts, including FSA, HSA, and Commuter accounts. Details of participation in these benefit plans will be provided if an employee receives an offer of employment.
