Job Title: Property Manager

Location: Hartford, Connecticut

Salary: $75,000 – $85,000 per year


I’m currently recruiting for an experienced Property Manager to join a well-established Connecticut-based affordable housing owner/operator with a large residential portfolio and a strong reputation for long-term property management excellence.


This is a hands-on leadership role responsible for the day-to-day operations of an affordable housing community, with a strong emphasis on HUD compliance, resident relations, financial performance, and team leadership.


What you’ll be doing

  • Oversee all property operations, leasing, occupancy, and resident services
  • Ensure full compliance with HUD regulations, Section 8, and other affordable housing program requirements
  • Manage annual and interim recertifications, resident files, and agency reporting
  • Prepare and manage operating budgets, financial reports, and variance analysis
  • Supervise on-site staff, vendors, and maintenance operations
  • Monitor rent collections, delinquencies, work orders, and property performance
  • Coordinate inspections, compliance reviews, and capital improvement projects
  • Build positive relationships with residents, ownership, and regulatory agencies


What we’re looking for

  • 3–5+ years of property management experience, preferably in affordable housing
  • Direct HUD / Section 8 experience is required
  • Strong knowledge of occupancy, recertifications, and compliance procedures
  • Experience managing budgets, financial reporting, and vendor contracts
  • Excellent leadership, communication, and organizational skills
  • Proficiency with property management software and Microsoft Office
  • COS, CPO, ARM, CPM, or other affordable housing certifications are a plus
