Job Title: Property Manager
Location: Hartford, Connecticut
Salary: $75,000 – $85,000 per year
I’m currently recruiting for an experienced Property Manager to join a well-established Connecticut-based affordable housing owner/operator with a large residential portfolio and a strong reputation for long-term property management excellence.
This is a hands-on leadership role responsible for the day-to-day operations of an affordable housing community, with a strong emphasis on HUD compliance, resident relations, financial performance, and team leadership.
What you’ll be doing
- Oversee all property operations, leasing, occupancy, and resident services
- Ensure full compliance with HUD regulations, Section 8, and other affordable housing program requirements
- Manage annual and interim recertifications, resident files, and agency reporting
- Prepare and manage operating budgets, financial reports, and variance analysis
- Supervise on-site staff, vendors, and maintenance operations
- Monitor rent collections, delinquencies, work orders, and property performance
- Coordinate inspections, compliance reviews, and capital improvement projects
- Build positive relationships with residents, ownership, and regulatory agencies
What we’re looking for
- 3–5+ years of property management experience, preferably in affordable housing
- Direct HUD / Section 8 experience is required
- Strong knowledge of occupancy, recertifications, and compliance procedures
- Experience managing budgets, financial reporting, and vendor contracts
- Excellent leadership, communication, and organizational skills
- Proficiency with property management software and Microsoft Office
- COS, CPO, ARM, CPM, or other affordable housing certifications are a plus
