Role Description: The Regional Property Manager is a full-time role to:
- Run day-to-day operations across a growing portfolio of manufactured housing communities
- Lead the transition of newly acquired communities — onboarding new teams, stabilizing operations, and building out community-specific processes from day one
- Recruit, train, and retain on-site staff, including part-time on-site managers and remote/virtual leasing and back-office support
- Own occupancy and leasing performance across the portfolio, driving results through hands-on oversight
- Manage lot lease and park-owned home structures, understanding the operational differences between land-lease residents and structure ownership
- Identify and execute value-add opportunities — converting park-owned homes to rentable lots, improving curb appeal and community amenities, and infilling vacant lots with new manufactured home inventory alongside manufacturer partners
- Support ownership on new acquisition due diligence and deployment, then take full operational ownership once a community closes
- Track and report on financial and operational performance using RentManager
- Build scalable systems and processes that can extend cleanly as the portfolio keeps growing
Qualifications:
- 5-8+ years of property management experience, ideally with direct exposure to manufactured housing or land-lease communities
- Experience managing a multi-site portfolio, not just a single property
- A track record integrating newly acquired properties — bringing a community up to standard operations after a close
- Strong staff recruiting, training, and retention skills across on-site, part-time, and remote team members
- Comfort with lot lease structures and the operational differences between land-lease and park-owned housing
- Familiarity with RentManager or comparable property management software
- A hands-on operator mindset, comfortable being the one actually running the business day to day
- Strong occupancy and leasing instincts, with the ability to drive lease-up performance on newly acquired or underperforming communities
- Willingness to travel regularly to a growing, Michigan-based portfolio from a Chicago home base
