IOV is currently capitalized through two active vehicles — a discretionary fund and a separate account joint venture — with more than $425 million in committed equity targeting over $1 billion in value-add and core-plus IOS acquisitions across the U.S.


What You’ll Do

Industrial Outdoor Ventures (IOV) is seeking a highly skilled accounting and finance professional to join its team as Senior Accountant – Corporate and Investor Reporting. This role will focus on external financial reporting, investor communications, debt compliance, and joint venture management. The Senior Accountant will partner closely with the CFO to oversee third-party accounting and fund administration, own quarterly and annual reporting, support audit and tax compliance processes, manage debt and equity capital activity, and contribute to the broader finance and accounting function for IOV.


Key Responsibilities


Financial Reporting & Investor Communications

  • Maintain reporting calendars and oversee the financial reporting process for joint ventures and corporate entities
  • Review quarterly financial statements, investor account statements (PCAPs), management fee calculations, and waterfall models
  • Prepare quarterly investor newsletters highlighting portfolio activity and results
  • Address periodic ad hoc investor or other third-party requests


Audit, Tax & Compliance

  • Assist with the annual audit and tax filing process, including quarterly tax estimates
  • Manage quarterly debt compliance and related responsibilities to ensure all deadlines are met
  • Communicate with the executive team, auditors, tax preparers, investors, lenders, and other third parties


Capital, Treasury & Fund Administration

  • Support management of debt and equity capital, including preparing borrowing requests, arranging paydowns for revolving credit and subscription facilities, and coordinating capital calls and distributions with fund administrators
  • Manage treasury activities, including new account setup and bank administration
  • Partner with outsourced accounting providers to oversee AP and AR processes


Cross-Functional & Strategic Support

  • Work directly with acquisitions and property management teams on accounting and operational matters
  • Support strategic finance initiatives, including new financing structures, debt-related analysis, cash flow forecasting, FP&A, and presentations for the IOV Board or investors


Who We’re Looking For

  • Bachelor’s degree in Accounting required; CPA preferred
  • 2–5 years of relevant accounting, financial reporting, audit, tax, or fund administration experience
  • Strong understanding of GAAP and the ability to review and interpret financial statements, reporting packages and complex business documents
  • Excellent written and verbal communication skills, with the ability to work effectively with internal teams and external partners
  • Highly organized, detail-oriented and comfortable managing multiple priorities in a deadline-driven environment
  • Ability to work independently, take ownership of assigned responsibilities and follow through with limited oversight
  • Commercial real estate, industrial, IOS, or fund accounting experience preferred
  • Yardi experience preferred

Salary Range: $85,000–$100,000 annually, plus bonus eligibility. This range represents the anticipated base salary for this role at the time of posting. Actual compensation may vary based on several factors, including skills, experience, education, qualifications, market conditions, geographic location, internal equity, budget, and business needs.
