The Role

We are seeking an experienced Estimator with deep expertise in commercial tenant improvement construction to join our team. This position is open now—we are actively interviewing and prepared to move quickly for the right candidate.

This is a critical, high-impact role that directly influences our ability to win work, protect margins, and scale the business.

The ideal candidate:

  • Has extensive commercial TI estimating experience
  • Is highly proficient with digital takeoff and estimating software
  • Has experience with STACK or the ability to become proficient in it quickly
  • Is comfortable incorporating AI tools into estimating workflows

You will own the full estimating lifecycle—from early conceptual budgets through final bid—and serve as a key partner to our Managing Directors and Project Management team.


What Makes This Role Different

This is not a traditional estimating position. We are looking for someone who:

  • Operates at a high level—you do not just price jobs; you are an important member of the collaborative team that helps win them
  • Is highly skilled with digital takeoff and estimating software; STACK experience is strongly preferred, but experience with comparable platforms will be considered
  • Actively uses or is interested in using AI for scope review, RFIs, document analysis, cost validation, and related workflows while understanding its limitations and validating results
  • Understands commercial TI inside and out, including office, laboratory, medical, R&D, industrial, and retail projects
  • Builds and maintains strong relationships with subcontractors, architects, and construction partners


Key Responsibilities

  • Lead all phases of estimating for commercial TI projects, from conceptual budgeting through GMP or lump-sum pricing
  • Perform detailed digital takeoffs and cost analyses using STACK or comparable estimating software
  • Transition to and become proficient in STACK if joining with experience in another estimating platform
  • Maintain and continuously improve estimating assemblies, templates, workflows, and cost libraries
  • Leverage AI tools to accelerate document review, scope analysis, and estimate accuracy
  • Identify scope gaps, risks, and constructability issues early in the process
  • Partner with Project Managers to develop RFIs and clarifications that support complete and competitive bids
  • Help manage subcontractor bid coverage, including solicitation, scoping, and bid leveling
  • Prepare detailed budgets by trade division and maintain internal cost models
  • Deliver clean, complete turnover estimates to Project Management
  • Collaborate with Project Managers and field teams to refine assumptions and improve future estimates
  • Maintain cost history, pricing data, and benchmarking systems


Qualifications

Required

  • 5–10 years of estimating experience with a commercial general contractor focused on tenant improvements and interiors
  • Advanced proficiency with digital takeoff and construction estimating software
  • Active use of AI tools in a professional workflow
  • Strong experience with commercial office, laboratory, medical, or life-science TI projects
  • Deep understanding of CSI divisions and trade scoping
  • Excellent communication skills, including the ability to present and defend estimates

Preferred

  • Professional experience with STACK; candidates with strong experience using comparable estimating platforms and the ability to learn STACK quickly will also be considered
  • Proficiency with Bluebeam Revu
  • B.S. or equivalent in Construction Management, Engineering, or a related field
  • Experience with Procore and Microsoft 365
  • Established subcontractor relationships in the Bay Area
  • LEED project experience
  • Hands-on construction experience


Compensation & Benefits

We are targeting a high-performing estimator, and compensation reflects that.

  • Base Salary: Starting at $115,000-$145,000
  • Performance Bonus: $5,000 – $25,000+ Based on project profitability
  • Total Compensation: Varies on performance and experience
