60 Guilders, LLC (“60G”) is a New York City-based real estate investment and management firm founded in 2013 by Kevin Chisholm. Emphasizing intensive fundamental research and an entrepreneurial approach to acquisitions, 60G focuses on identifying, purchasing and repositioning value-add office and multifamily properties. The firm acquires and repositions properties in partnership with a variety of capital partners (institutional, HNW, family office, etc.). 60G is fully vertically integrated across 7 business lines: Acquisitions, Asset Management, Property Management, Construction Management & Development, Design & Marketing, Leasing & Sales, and Finance & Accounting. Since inception, 60G has invested over $3.9Bn in total capitalization value across 29 New York properties.


As a member of the 60G Investment Management team, the Asset Management Senior Associate will be wholly responsible for the execution of property-specific business plans for designated assets within 60G’s portfolio, under the oversight of senior Asset Management staff. Day-to-day responsibilities of the Asset Management Senior Associate will include asset and portfolio financial analysis and involvement in building operations, construction, investor relations, leasing, and marketing.


The ideal candidate for this role is a self-starter who is energetic and ready to learn in a fast-paced work environment. This is early to mid-level role well-suited to candidates actively building their careers in real estate investment management and looking for a high degree of responsibility and to be part of a team at a fast-growing company. A moderate level of experience (2-4 years) in real estate investment, development, brokerage, finance, or adjacent disciplines is preferred and will be considered in both the hiring process and later delegation of responsibilities.


Responsibilities Include:


Financial Analysis and Investor Relations

▪ Maintain ARGUS property models for portfolio assets, including updates from new budgets, major operational changes, and leasing activity

▪ Compare property performance to underwriting / budget and create variance reports for review by senior staff

▪ Assist in the preparation of operating and capital budgets for review by senior staff

▪ Conduct hold/sell analyses under the guidance of senior Asset Management and Acquisitions staff, modeling disposition and refinancing scenarios in ARGUS and excel to support major capital decisions

▪ Analyze major leases and evaluate the economics of significant new and renewal leases against underwritten assumptions

▪ Cash Management Analysis

▪ Draft narrative and analytical investor reports for review and distribution by senior staff

▪ Draft ad-hoc reports and analyses requested by stakeholders

▪ Ensure compliance of existing investments with their respective operational documents (loan agreements, joint venture agreements, property management agreements, etc)

▪ Lead regular meetings/calls with investment partners and stakeholders to report on asset status


Leasing, Sales and Marketing

▪ Review and analyze active LOIs and assist with lease/sale negotiations

▪ Conduct market studies and execute leasing/sales strategy

▪ Ensure legal compliance of leases/sales with relevant documents

▪ Oversee third-party brokers in leasing/sales efforts


Building Operations

▪ Monitor operational performance, including utilities and other property-specific expenses

▪ Work with property management team to bid, contract, and oversee building services

▪ Work alongside accounting team to ensure resolution of billing or payment issues

▪ Manage tenant relationships, administer leases, and track/maintain critical dates

▪ Develop a working knowledge of all property related documents (management agreements, loan agreements, leases, condo bylaws, etc.)

▪ Develop a working knowledge of NYC building codes, local laws, and ordinances impacting investments


Construction

▪ Assist in project budgeting procedures to align with underwritten investment theses

▪ Maintain trackers for all capital improvement projects and oversee billing of corresponding fees

▪ Review all requisitions, submit them to lenders


Qualifications and Requirements

▪ Bachelor’s degree (BA/BS) from 4-year college/university

▪ 2-4 years of relevant experience (real estate investing, asset management)

▪ Proficiency in Argus, Microsoft Excel, PowerPoint, and Word is a MUST

▪ Exceptional verbal and written communication skills

▪ Organized, detail-oriented, and analytical

▪ Strong work ethic with ability to meet critical deadlines
