Associate to Senior Associate, Portfolio Management (Operational Focus)
POSITION OVERVIEW
Benedict Canyon Equities (BCE) is seeking an Associate to Senior Associate, Portfolio Management with a strong operational focus to join its Portfolio Management team. The position bridges portfolio management and asset management, pairing oversight of asset-level execution with a portfolio-level strategic lens.
The successful candidate will bring at least three years of multifamily real estate asset management or investment experience, a demonstrated record of driving property-level performance, analytical rigor, and the ability to coordinate effectively across investment, transaction, and reporting functions.
POSITION RESPONSIBILITIES
Asset Operations
– Manage a portfolio of multifamily assets across multiple markets, ensuring alignment among business plans, financial performance, and overall investment objectives.
– Identify operational inefficiencies and lead initiatives to optimize NOI, streamline capital deployment, and enhance value creation at the asset level.
– Track, analyze, and reforecast financial performance, including business plan execution, operating trends, and variance drivers.
– Review and reconcile budget to actual results, cash flow forecasts, distribution recommendations, and capital expenditure schedules and draws.
– Lead performance reviews with asset managers and third-party property managers, establishing operational benchmarks and accountability metrics.
– Conduct quarterly property visits alongside management companies and asset managers, documenting and tracking actionable follow-up items.
– Support tax appeal processes and litigation management as required.
– Monitor ongoing compliance with joint venture agreements and lender requirements.
Transaction Execution
– Oversee the transition of new acquisitions from the Acquisitions team to Portfolio Management, ensuring clear cross-functional communication, prompt business plan implementation, and timely updates to key stakeholders.
– Manage assets through refinancings, dispositions, and lender tests, working closely with the Transactions and Investor Relations teams on lender and investor communications.
– Solicit loan quotes and prepare refinance waterfalls in accordance with joint venture agreements.
– Solicit broker opinions of value and prepare disposition waterfalls in accordance with joint venture agreements.
Reporting and Analysis
– Contribute to the preparation and review of quarterly investor reports and semi-annual fund reports.
– Prepare investor valuation reports and REO schedules.
– Review annual asset operating budgets and provide substantive written feedback.
– Prepare internal and external presentations summarizing portfolio performance and strategy for senior leadership, partners, and investors.
Portfolio Standards
– Ensure consistent application of best practices across the portfolio.
– Maintain Excel-based financial models supporting property-level and portfolio-level analysis, including recurring KPI tracking.
– Coordinate across departments to streamline reporting, forecasting, and cross-portfolio analysis.
QUALIFICATIONS
– Minimum of three years of experience in real estate asset management, portfolio management, or investment management, including direct multifamily exposure.
– Bachelor's degree in finance, real estate, economics, or a related field. Master's degree preferred but not required.
– Advanced Excel and financial modeling skills, with proficiency in Word and PowerPoint.
– Experience with the RealPage suite (Business Intelligence, OneSite, AIRM) and a working knowledge of AI tools preferred.
CORE COMPETENCIES
– Command of property operations, budgeting, capital expenditure management, and financial reporting, supported by strong accounting and analytical skills.
– Fluency in reading joint venture agreements and following equity waterfalls.
– Exceptional attention to detail, with the ability to manage competing priorities, apply best practices, and drive projects to completion.
– Excellent written, verbal, and interpersonal communication skills, including the ability to present to senior executives, partners, and investors.
– Highly organized and proactive, comfortable navigating ambiguity with a strong sense of urgency and a results-driven orientation.
COMPENSATION AND BENEFITS
Benedict Canyon Equities offers a base salary range of $115,000 to $155,000, commensurate with experience, plus performance-based bonus opportunity and a comprehensive benefits package that includes:
