About the Role:

Gardiner & Theobald is currently looking to add a self-sufficient, professional Associate Director or a Senior Associate Director with Interiors Fit-Out project experience to our team. The role includes managing construction and development projects in the office interiors, hospitality, and residential development industries. Reporting to the Team Lead, the Associate Director + Senior Associate Director is instrumental in developing and implementing project strategy from inception. You are seen as a leader for your team - effectively managing, mentoring, and developing junior staff. You will leverage your expertise in the industry to solve complex problems, set clear priorities, and manage stakeholder expectations. Additionally, this role will begin to actively engage in activities leading to business development success.

Associate Director

The Associate Director is a highly experienced, self-sufficient project leader responsible for managing construction and development projects from inception through completion. This individual owns project execution, leads client relationships, manages multiple projects, and provides direction and mentorship to junior staff.

At this level, the Associate Director is expected to operate independently, solve complex project challenges, manage stakeholder expectations, and increasingly contribute to business development activities. The role maintains a balance between hands-on project management and broader team leadership.

Senior Associate Director

The Senior Associate Director operates at a broader strategic level, with responsibility for multiple complex, large-scale, and/or wide-scoped projects, initiatives, or teams. In addition to leading projects, this individual is expected to provide greater strategic direction, exercise significant autonomy, and take ownership of the business and client aspects of major accounts.

The Senior Associate Director plays a significant role in developing Project Managers and other staff, navigating challenging client relationships, growing existing accounts, and identifying and securing new business opportunities. This role maintains a big-picture perspective while providing leadership across multiple projects, teams, and client relationships.

Key Responsibilities (all levels):

  • Manage multiple projects simultaneously, from inception through completion.
  • Oversee day-to-day project management, including RFPs, schedules, action-item matrices, meeting agendas, and minutes.
  • Lead client presentations and communications.
  • Manage stakeholder expectations and resolve project challenges.
  • Delegate, mentor, and develop junior staff.
  • Build and maintain strong client relationships.
  • Participate in proposals, interviews, and new business development.
  • Maintain a big-picture perspective while ensuring successful project execution.


Key Responsibilities (Associate Director):

  • Own project execution and strategy for projects of varying size and complexity.
  • Lead and develop junior staff.
  • Assist with securing new business through active participation in proposal development and interview preparation.
  • Identify potential new business opportunities and contribute to business development efforts.


Key Responsibilities (Senior Associate Director):

  • Own multiple complex, large-scale, and/or wide-scoped projects, initiatives, or teams.
  • Provide broader strategic leadership and operate with greater autonomy.
  • Manage key account business, including fees, forecasts, and additional services.
  • Lead and develop Project Managers and drive growth of client relationships and new business.
  • Delegate effectively while maintaining accountability for overall outcomes.


Knowledge, Skills, and Experience:

  • Bachelor’s degree in construction, architecture, engineering, or a related field
  • 8-10 Years of experience in construction, architecture, engineering, or a related field
  • 2+ Years of experience leading teams preferred
  • Experience managing multiple projects simultaneously
  • Proficient in Microsoft Suite
  • Experience in Microsoft Project is a plus
  • Excellent written, verbal, and presentation skills


Physical Requirements:

  • Attend weekly project meetings on active construction sites
  • Able to come into the NYC office 4 days a week


Previous Project Experience:

  • Experience working on corporate interior projects is a must
