ColRich is a real estate, construction and investment firm focused on value-add, residential real estate in strategic locations primarily in the Western U.S. Our platform’s sustainability is assured through long- term ownership enabled by long-term debt and equity. In the multifamily space, we actively maximize cash-on-cash returns and capital appreciation by acquiring properties with upside through extensive renovation and improved management. Leveraging our unique homebuilding background and construction platform, we reposition these older properties as design-forward, affordable workforce housing alternatives to newer Class A product.


Our development history includes the successful entitlement, construction, marketing and sales of single- family homes, townhomes, mid-rise condominiums and apartments. Currently we are bringing to market two master-planned, destination-oriented communities offering a combined 5,000+ homes (both for sale and rental) over a 10-year time horizon. In addition, the company is also working on several individual apartment developments (1,000+ units).

Position: Capital Markets Associate


Reports to: Director of Capital Markets and Investor Relations


About the Role: The Associate, Capital Markets & Investor Relations is an investment professional responsible for supporting oversight of ColRich’s investment portfolio and leading key analytical, reporting, and investor-facing workflows across the department.


The role combines direct coverage of assigned markets with responsibility for understanding business-plan performance, liquidity, distributions, financing assumptions, valuation, and emerging risks and opportunities. The Associate also runs much of the team’s recurring analytical workflow, reviews Analyst work, supports development of analytical tools, and helps translate underlying analysis into clear investment conclusions and substantive written materials.


This position is intended for a strong real estate finance professional ready to move beyond simply producing analysis to owning workstreams and solving investment problems. The position reports to the Director, Capital Markets & Investor Relations.


Specific responsibilities include:


Portfolio Management & Investment Oversight

  • Lead business-plan review and investment oversight for assigned markets and investments.
  • Evaluate performance, liquidity, distributions, financing, valuation, capital needs, and emerging risks or opportunities.
  • Work with Asset Management and other internal teams to translate property-level performance into investment-level conclusions and identify issues requiring senior attention.

Reporting, Analytics & Workflow Leadership

  • Run the day-to-day reporting and analytical workflow, coordinating deadlines and reviewing Analyst work for accuracy, logic, and investment relevance.
  • Maintain and help improve key portfolio, valuation, reporting, and decision-support tools.
  • Perform ad hoc analysis supporting portfolio and capital decisions.

Investment & Investor Materials

  • Draft investment and investor materials, including firm investment updates, investor memos, and related presentations.
  • Synthesize financial analysis, operating information, and supporting exhibits into clear, decision-useful written work.
  • Support investor meeting preparation, including valuations, portfolio analysis, and briefing materials.

Distribution & Capital Activity

  • Support the quarterly distribution process and the department’s distribution infrastructure.
  • Support new-deal equity raises, capital calls, investor buyouts, dispositions, and other material equity transactions as needed.


Qualifications:

  • Relevant experience in real estate finance, investment analysis, asset management, capital markets, or a related field; institutional multifamily experience preferred.
  • Bachelor’s degree in Finance, Economics, Real Estate, Business Administration, or a related field.
  • Advanced Excel and financial-modeling skills, including the ability to build, modify, and audit complex models.
  • Strong understanding of real estate investment concepts, including cash-flow forecasting, valuation, IRR and equity multiple analysis, debt structures, and investment waterfalls.
  • Demonstrated ability to identify the relevant business question, determine the appropriate analysis, and develop clear conclusions or recommendations.
  • Strong written and verbal communication skills, judgment, attention to detail, and ability to manage multiple workstreams.
  • Ability to review junior team members’ work and provide clear direction and feedback.


Benefits

  • Base salary and discretionary annual bonus competitive with industry standards
  • $90,000 to $115,000 DOE
