Construction and be based in Torrance CA.


The ideal candidate will oversee pre-construction and construction for the for Class A industrial projects representing between 150,000 to 1,000,000 MSF. The individual will be responsible for the day-to-day activities of the construction projects and will be the owner representative on all meetings with the project general contractors. The ideal candidate will have at least 10 to 15 years of recent experience and must coordinate, develop and direct all activities vital to completing timely and profitable projects.


Responsibilities:

 Drive, develop, and cultivate relationships with Architects, Engineers, General

Contractors, Sub-Contractors, and Inspectors

 Communicates directly with general contractor’s project manager/superintendent

concerning project cost, staffing, scheduling, and safety

 Assumes responsibility for estimation review, cost, schedule, and quantity and

budget control

 Procure all necessary permits and licenses

 Responsible for RFP process when selecting a general contractor

 Oversee and review all bidding, budgeting, and buy-out of subcontractor trades

 Research material, lead time and project delivery timeline, means, and methods

 Prepare consultant and construction contract agreement documents

 Approve job invoices and work with accounting group on monthly draws

 Prepare final close out

 Oversee in person the construction site and work progress

 Communicate and coordinate with construction oversight personnel from

institutional equity partners and lenders

 Reporting for management, lenders, and investors including budgets and

timeliness


Requirements:

 Minimum of 10 to 15 years prior experience in commercial or multifamily

construction management required

bachelor’s degree from an accredited university preferred, preferably with

coursework in construction, engineering, or related fields

 Ability to prioritize and multi-task while leading meetings, delivering reports,

submittals, maintaining sub list, subcontracts schedules, change orders,

insurance, material procurement, logistics, closeouts, etc.

 Ability to demonstrate effective leadership methodologies, while maintaining a

professional environment

 Strong technical understanding of construction, architectural design, and

engineering

 Strong abilities with AI, Excel and MS Project or other similar project

management software

 Excellent verbal and written skills when dealing with contractors, customers or

fellow employees

Must have and maintain a valid driver’s license

Pay: $150,000.00 - $200,000.00 per year
