Location: San Francisco Bay Area or Denver MSA

Employment Type: Full-Time – Remote with Travel as Needed

Granite Capital Group is a 23-year-old investment firm that provides an array of commercial real estate services to accredited investors including sponsored investments, advisory services, structuring and executing 1031 exchanges, asset management, real estate portfolio analysis, and consulting. The company was formed to pursue opportunistic real estate investments in the western United States with a focus on value-add repositioning, ground-up development, and asset management of multifamily, industrial, and retail assets. Role Overview

The Director of Asset Management leads portfolio operations and value execution for a growing portfolio of multifamily and NNN commercial assets. The role carries responsibility for maximizing net operating income, executing complex value-add capital renovation strategies, and driving investment performance from acquisition through disposition.


The position requires an Asset Manager who seamlessly combines heavy financial modeling with hands-on construction oversight. The ideal candidate actively manages third-party property managers, oversees general contractors and capital expenditure projects, evaluates debt structures, and crafts executive-level investor communications. Operating as a central operational bridge, the Director of Asset Management collaborates closely with acquisitions, accounting, investor relations, lenders, municipalities, and external construction partners.

Key Responsibilities


Strategic Asset Management & Financial Optimization

  • Develop and execute annual asset-level business plans to maximize NOI, cash flow, and overall fund returns across multifamily and NNN assets.
  • Perform financial modeling including hold versus sell analyses, refinancing scenarios, cash flow projections, and waterfall distribution models.
  • Oversee third-party property management teams, setting operating budgets, monitoring revenue management, and managing lease execution.
  • Track loan compliance, evaluate refinancing options, monitor debt covenants, and manage lender reporting packages.
  • Perform CAM reconciliations for commercial assets, monitor property tax assessments, manage tax appeal processes, and review insurance coverage.


Construction & Capital Expenditure Management

  • Directly oversee capital improvement programs, major repositioning projects, and ground-up development execution.
  • Establish scopes of work, manage bidding processes, negotiate general contractor agreements, and enforce budget and schedule accountability.
  • Review contractor draw requests, lien waivers, AIA documents, and site progress to ensure quality control and timely execution.
  • Partner with acquisitions during due diligence by conducting physical site inspections, estimating capital expenditure needs, and validating underwriting assumptions.


Investor Reporting & Cross-Functional Leadership

  • Prepare written asset performance memorandums, business plan progress summaries, and variance reporting for leadership and investor communication.
  • Coordinate with the Controller and Investor Relations on capital call projections, quarterly distribution schedules, and investor requests.
  • Provide supporting asset data and analysis for acquisitions, refinancings, and dispositions.

Qualifications & Experience

  • Bachelor’s degree in Real Estate, Finance, Construction Management, Business, or related discipline.
  • Minimum 15 years of commercial real estate experience with direct leadership in asset management and construction management.
  • Deep expertise in multifamily value-add repositioning, general contractor oversight, job-cost budgeting, and capital project delivery.
  • Advanced financial modeling capabilities in Excel, with experience analyzing equity returns, debt covenants, and complex operating statements.
  • Direct experience managing third-party property managers and negotiating vendor and contractor contracts.
  • Strong written communication skills with experience drafting executive-level investor updates and investment committee memos.
  • Ability to travel regularly to property and construction sites across key markets.

Base Salary $120,000-$170,000 + bonus + benefits
