Evolution Virtual, on behalf of a premier Southern California luxury home developer, is seeking a Director of Luxury Home Sales & Buyer Experience to lead the sale of architecturally significant custom and speculative homes throughout the region.


This individual will oversee the complete homebuyer journey—from first inquiry through closing—for a portfolio of luxury residences priced from approximately $2 million to $10 million+. The successful candidate will play a critical role in helping drive the sale of more than 25 homes currently under contract or in development, with a substantial future pipeline already underway.

Unlike a traditional real estate sales position, this role focuses on selling luxury homes before and during construction.

You will:

  • Sell architecturally significant luxury homes before completion using advanced renderings, virtual tours, interactive visualization tools, and design presentations.
  • Represent a respected developer rather than competing as an independent agent.
  • Work directly with ownership, architects, designers, and construction teams.
  • Guide buyers through finish, appliance, and upgrade selections that personalize each home.
  • Become the trusted advisor helping clients make one of the most significant purchases of their lives.
  • Participate in the growth of a developer with a substantial pipeline of future projects throughout the Bay Area.


Position Summary

The Director of Luxury Home Sales & Buyer Experience will manage the entire sales process for luxury residential developments, including buyer presentations, neighborhood tours, site visits, finish selections, contract coordination, and ongoing customer communication.


This role combines luxury real estate sales, customer relationship management, project knowledge, and hospitality-level service.


The ideal candidate is highly polished, consultative, relationship-driven, and capable of helping buyers confidently purchase homes that may still be under construction or in pre-development.


Responsibilities

Lead Management & Sales

  • Respond to and qualify inbound leads generated through Zillow, Homes.com, social media campaigns, signage, referrals, company websites, and other marketing channels.
  • Manage prospects through the entire sales pipeline using CRM tools.
  • Conduct in-person and virtual sales presentations.
  • Maintain consistent communication and follow-up with prospective buyers.
  • Track sales metrics, pipeline activity, and conversion performance.

Home Presentation & Buyer Education

  • Present the developer's story, track record, and development expertise.
  • Guide buyers through architectural renderings, interactive sales tools, floor plans, virtual walkthroughs, and neighborhood information.
  • Explain construction timelines, development milestones, and purchasing processes.
  • Educate buyers regarding home features, building systems, quality standards, and customization opportunities.

Site Tours & Neighborhood Experiences

  • Conduct private tours of homesites, neighborhoods, and surrounding amenities.
  • Create memorable buyer experiences that showcase the lifestyle associated with each community.
  • Act as a trusted advisor regarding schools, transportation, recreation, dining, and neighborhood characteristics.

Design Selections & Upgrades

  • Guide buyers through available finish packages, appliance options, and upgrade opportunities.
  • Collaborate with design and construction teams to ensure buyers understand available options.
  • Maximize upgrade and customization revenue opportunities while maintaining an exceptional customer experience.

Contract Management & Closing

  • Coordinate purchase agreements and transaction documentation.
  • Work closely with legal, title, escrow, lender, and construction teams.
  • Maintain communication with buyers throughout construction and closing.
  • Facilitate a seamless transition from contract execution through home delivery.

Broker & Realtor Relationships

  • Develop and maintain relationships with top-producing luxury real estate agents throughout the Bay Area.
  • Coordinate broker previews, networking events, and referral opportunities.
  • Generate qualified buyer traffic through the local brokerage community.
  • Support MLS listing strategy when appropriate.

Customer Experience

  • Serve as the primary point of contact for homebuyers from initial inquiry through closing.
  • Deliver a concierge-level customer experience.
  • Build long-term relationships that generate referrals and repeat business.

Marketing & Sales Support

  • Provide market feedback and buyer insights to development leadership.
  • Assist with sales center operations, model home presentation, and sales events.
  • Support open houses, broker events, and community marketing initiatives.
  • Collaborate with marketing teams to improve lead generation and conversion performance.



Qualifications

Required

  • Active California Real Estate License preferred.
  • At least 5 years years of luxury residential sales, luxury condominium sales, new-home sales, custom home sales, or related experience.
  • Proven track record selling homes priced above $2 million.
  • Strong presentation, communication, and relationship-building skills.
  • Ability to manage multiple buyers and transactions simultaneously.
  • Valid driver's license and reliable transportation.

Preferred

  • Experience selling new construction homes.
  • Experience selling homes prior to completion.
  • Experience working with luxury homebuilders or luxury condominium developments.
  • Familiarity with Southern California residential markets.
  • Knowledge of CRM systems, digital sales tools, and virtual presentation platforms.

Compensation

  • Base salary: $80,000-$120,000 depending on experience.
  • Performance bonuses tied to contracts executed, home closings, and upgrade revenue.

Target first-year earnings: $200,000-$300,000+.

Top performers are expected to exceed these levels as sales volume increases.


Travel Requirements

Regular travel throughout:

  • Los Angeles
  • Malibu
  • Pacific Palisades
  • Orange County

Must be comfortable conducting site tours, client meetings, and sales presentations throughout Southern California.
