Preconstruction Manager

Job Responsibilities:

• Partner closely with the Preconstruction Director to plan and execute preconstruction services across multiple projects
• Collaborate with the Estimating Department to develop accurate conceptual, schematic, and detailed cost estimates
• Coordinate with architects, engineers, and consultants to align design intent with budget and constructability
• Lead value engineering efforts and provide cost-saving recommendations without compromising quality or program goals
• Facilitate design-phase meetings with internal teams and external stakeholders, including K-12 school districts and community college clients
• Review drawings and specifications to identify scope gaps, risks, and opportunities
• Develop and maintain project budgets, cost models, and escalation assumptions
• Support procurement strategies, bid packaging, and subcontractor outreach during preconstruction
• Assist in establishing project schedules and phasing plans in collaboration with project teams
• Communicate clearly with stakeholders to ensure transparency in cost, scope, and schedule decisions

Job Requirements, Qualifications, Characteristics:

• Minimum 10 years of experience in architecture, construction, and/or construction management
• Proven experience in preconstruction, estimating, or design-phase project management
• Strong understanding of construction methods, materials, and cost drivers
• Experience working with public sector clients, particularly K-12 school districts and/or community colleges, is highly preferred
• Ability to interpret drawings, specifications, and technical documents
• Excellent communication and facilitation skills, with the ability to work across diverse teams and stakeholders
• Proficiency in estimating software and standard preconstruction tools
• Bachelor’s degree in Architecture, Construction Management, Engineering, or related field (or equivalent experience)
