About the Opportunity
Our client is a well-established New York City real estate owner and operator seeking a Project Manager to oversee capital improvement projects across a commercial real estate portfolio throughout the Northeast. This is a highly autonomous role offering the opportunity to take ownership of a diverse pipeline of projects, including capital improvements, tenant build-outs, deferred maintenance initiatives, preventative maintenance programs, and building systems upgrades. The position is ideal for someone who enjoys managing multiple concurrent projects and working directly with senior leadership in a lean, entrepreneurial environment.
Key Responsibilities
- Manage multiple capital improvement and construction projects simultaneously across a commercial real estate portfolio.
- Oversee project budgets, contractor bidding, change orders, payment applications, and project schedules from inception through completion.
- Coordinate with architects, engineers, contractors, tenants, and internal stakeholders to ensure successful project execution.
- Review architectural, structural, and MEP drawings and provide technical oversight throughout each project.
- Manage tenant improvement projects, building system upgrades, preventative maintenance initiatives, and deferred maintenance work.
- Build and maintain relationships with contractors, consultants, and vendors throughout the New York market.
- Travel throughout the Northeast as needed to oversee projects and conduct site visits.
Qualifications
- 5–12 years of project management experience within commercial real estate, construction, property management, or an owner's representative environment.
- Experience managing multiple concurrent small-to-mid-sized capital projects rather than a single large-scale development.
- Strong understanding of commercial building systems, including HVAC, boilers, roofing, elevators, and fire/life safety systems.
- Ability to independently read and interpret architectural, structural, and MEP drawings.
- Experience managing project budgets, bids, change orders, and contractor relationships.
- Strong organizational skills with the ability to work independently and prioritize multiple projects in a fast-paced environment.
- Existing relationships within the NYC construction, engineering, and architecture community are highly preferred.
- Willingness to work primarily from the New York City office (four days per week) with occasional Northeast travel.

- Facilities or building operations professionals with meaningful capital project management experience.
