Infill Innovation, Inc. is a San Diego-based attainable housing developer and self-managing owner, building and operating multifamily properties across the region. We are actively looking for a Property Manager to join our growing Property Management team. This position reports to the VP of Property Management and works closely with Leasing, Accounting, and Operations and Forward Planning to keep our communities well-run and our residents well-served. You will have real ownership over your portfolio's day-to-day operations, balanced with the consistency and reporting standards our growing platform requires.

Qualifications:
- 1+ years of experience in property management or similar field
- Excellent written and verbal communication skills
- Ability to travel locally if needed, approximately 15-20% but may vary
- Highly organized and able to work independently
- Strong communication skills, time management, and critical thinking abilities
- Demonstrated leadership skills, with the ability to guide service providers, support team members, and represent the company with residents and owners
- Ability to calmly resolve fast-paced situations including property emergencies
- Has an active California Real Estate License (preferred but not required)
How Our Property Managers Make a Difference:
- Communicate with residents, service providers, and owners to ensure all parties’ needs are met
- Ensure that emergencies are responded to promptly and assign staff or service providers, including self, to be available in this event; provide direct assistance and direction during after-hours emergencies
- Proactively manage the resident renewal process to support retention, going beyond paperwork to build relationships that keep residents in place
- Own the resident move-out experience end to end, including coordinating the walkthrough and timeline, collecting receipts and invoices from service providers and Accounting, and completing deposit itemizations accurately and on time
- Perform physical inspections of properties and complete inspection reports
- Maintaining Appfolio property management system to ensure all info is correct and up-to-date, including service provider and owner 1099s, addresses, etc.
- Lead service provider bidding and project management for turnovers and work orders, balancing cost, quality, and timeline to bring projects in efficiently and secure owner approval
- Manage accounts receivable for the portfolio, including required notices (3-day, eviction, change of property management, etc.) and annual rent increases, ensuring legal requirements are met
- Perform a variety of other tasks as needed, working with the Leasing team, Accounting department, Operations and Forward Planning, and others
- Work Monday through Friday, with availability for after-hours emergencies as needed
