Full job description

Our client is seeking a Property Manager who will be responsible for the day-to-day management of the property, including facility operations, budgeting and financial reporting, staff supervision, tenant relations, and risk and safety management.


Key Responsibilities

Rent & Collections

  • Review rent bills for accuracy and completeness; sort for distribution
  • Collect and record rent, and send to lock box with proper transmittal documentation
  • Follow up on collection issues with the main office collections unit
  • Negotiate payment plans with residents and provide agreements to the main office
  • Approve and assist with legal actions; appear in court for collection/holdover cases; follow up on stipulations and coordinate with attorneys on evictions

Maintenance & Facilities

  • Inspect the property monthly (and as needed) and prepare condition reports
  • Process maintenance requests and complaints; determine need for outside contractors
  • Prepare purchase orders for supplies, appliances, and contract services
  • Monitor vendor and contractor performance; report issues to senior management
  • Approve time/materials worksheets and delivery slips
  • Resolve tenant complaints related to maintenance work or staff/contractor conduct

Compliance & Safety

  • Schedule and coordinate required regulatory inspections
  • Review daily security reports and follow up as needed
  • Perform move-out functions

Tenant & Community Relations

  • Address tenant questions, concerns, and complaints
  • Build relationships with local schools, social services, and community organizations

Budgeting & Reporting

  • Assist with annual capital/expense budgets and rent increase applications
  • Prepare monthly reports, including rental and inspection reports

Staff Supervision

  • Supervise on-site administrative and maintenance staff
  • Set schedules and assignments; support performance evaluations
  • Recommend and implement improvements to on-site office procedures


Requirements

  • College degree or 4+ years of experience in residential property management
  • ARM or RAM certification a plus
  • Federal Fair Housing training certification a plus
  • Low Income Housing Tax Credit (LIHTC) training certification a plus
