Property Manager – The Reserve NYC | East Harlem, New York
Run one of East Harlem's most dynamic residential communities. The Reserve NYC is a premier Class A coliving and furnished apartment community — and we're looking for a Property Manager to own the asset end-to-end: financial performance, team leadership, and the resident experience that keeps the building full.
Why This Role
This is a true ownership seat. As Property Manager, you're accountable for the building's P&L, its people, and its reputation. You'll lead the on-site team, manage the operating budget, and act as the primary liaison to ownership — with real autonomy and the visibility that comes with running a flagship property. It's a strong opportunity for a property management professional ready to step into full asset-level responsibility.
What You'll Own
● Own the property's financial performance: build and manage the annual operating budget, monitor income and expenses monthly, and explain variances to ownership.
● Lead the on-site team — Community Manager, leasing, and maintenance staff — including hiring, training, scheduling, and performance management.
● Set and approve collections strategy: review delinquency reports, approve payment plans and write-offs, and direct legal counsel on non-payment proceedings and evictions.
● Drive occupancy and revenue: set pricing and renewal strategy in coordination with leasing, approve concessions, and hold the team to leasing and renewal targets.
● Manage vendor relationships and contracts — bid, negotiate, and hold vendors accountable to scope, cost, and service standards.
● Oversee maintenance operations and capital projects, from preventive maintenance schedules through unit turns and building improvements.
● Ensure compliance with local housing law, building codes, insurance requirements, and inspection obligations; manage incidents and escalations.
● Review and approve invoices, payables, and purchase orders within approved authority.
● Serve as the escalation point for resident matters the on-site team can't resolve, and enforce community rules and lease terms consistently and fairly.
● Deliver monthly operating reports, occupancy and delinquency summaries, and ownership updates on schedule.
What You Bring
● 5+ years of property management experience, including at least 2 years managing a team and owning a property budget.
● Demonstrated P&L ownership — budgeting, forecasting, variance analysis, and expense control.
● Strong leadership and interpersonal skills; you can develop a team and handle difficult conversations with professionalism and empathy.
● Working knowledge of New York residential tenancy law, including non-payment proceedings and evictions.
● Proficiency in property management software (Yardi, RealPage, AppFolio, or similar) and Microsoft Office Suite.
● Highly organized and detail-oriented with strong follow-through; comfortable working independently and reporting directly to ownership.
● Experience with coliving, furnished apartments, or flexible housing models is a plus; bilingual skills are a plus given our diverse resident community.
Compensation & Benefits
● Base salary: $95,000 – $120,000, commensurate with experience
