A well-established, privately held New York City real estate owner and operator is seeking an experienced Residential Property / Portfolio Manager to oversee a diverse portfolio of luxury and market-rate rental properties in Manhattan.

Position Overview

The Residential Property / Portfolio Manager will oversee the day-to-day operations of a substantial Manhattan residential portfolio while serving as a key point of contact for residents, vendors, on-site personnel, boards, and other stakeholders.


The ideal candidate will have 5–7+ years of Manhattan Class A rental property management experience, strong leadership and communication skills, and a hands-on approach to property operations. This individual should be highly organized, solutions-oriented, and comfortable managing multiple priorities in a fast-paced environment.


Key Responsibilities

  • Oversee day-to-day operations across a portfolio of Manhattan residential properties.
  • Build and maintain strong tenant-landlord relationships and ensure a high level of resident satisfaction.
  • Prepare property status reports, management reports, annual budgets, and related financial information.
  • Manage vendors, service providers, and associated correspondence.
  • Address tenant concerns and complaints while supporting Superintendents and on-site leasing teams.
  • Enforce property rules, regulations, and operational standards.
  • Conduct regular property inspections and follow up on identified issues.
  • Oversee Local Law compliance, capital projects, and other regulatory requirements.
  • Ensure timely completion of required filings and maintain compliance with applicable building codes.
  • Interface with co-op boards and address issues involving retail tenants.
  • Support Superintendents and HR with union-related matters as needed.
  • Coordinate with internal and external stakeholders to ensure properties are maintained to a high standard.


Qualifications

  • 5–7+ years of residential property management experience in Manhattan Class A rental properties.
  • Demonstrated experience managing sizable residential portfolios.
  • Strong knowledge of NYC building operations, regulatory requirements, and Local Law compliance.
  • Excellent tenant relations, communication, organizational, and problem-solving skills.
  • Experience managing vendors and on-site building personnel.
  • Ability to work independently while effectively collaborating with multiple stakeholders.
