Job Title: Luxury Residential Property Manager

Location: On Site - Assets in Malibu and Newport Beach

Salary: $85,000-$95,000

Skills: 3+ years of luxury residential property management experience, vendor management


Overview:

A rapidly growing luxury real estate and property services organization is seeking a Luxury Residential Asset Manager to oversee a portfolio of high-end residential properties across coastal Southern California.

This position is ideal for a professional with a strong background in luxury residential property management, estate management, hospitality operations, or high-end home services who takes pride in maintaining exceptional standards and identifying issues before homeowners ever notice them.


Responsibilities:

  • Oversee day-to-day operations of a portfolio of luxury residential properties
  • Conduct routine property inspections and ensure homes remain in exceptional condition
  • Coordinate vendors including landscaping, pest control, housekeeping partners, maintenance providers, and specialty contractors
  • Manage repairs, preventative maintenance, and capital improvement projects
  • Source furnishings, replacement items, and home supplies as needed
  • Ensure properties are always guest-ready and maintained to company standards
  • Partner with internal teams including finance, customer service, maintenance, and sales
  • Review invoices, monitor budgets, and track property expenses
  • Maintain strong relationships with local service providers and contractors


Must-Have Skills:

  • 4+ years of luxury residential property management or hospitality operations
  • Strong vendor management experience
  • Excellent attention to detail and a proactive approach to property oversight
  • Ability to identify maintenance or aesthetic issues before they become larger problems
  • Comfortable working independently in a field-based role
  • Strong communication and organizational skills


Nice-to-Have Skills:

  • Experience managing luxury estates, vacation homes, second homes, or high-touch residential portfolios.
  • Background in hospitality operations or premium guest and owner experience.
  • Experience managing capital projects, preventive maintenance programs, and major repair initiatives.
  • Familiarity with homeowner associations, community relations, and local property requirements.
  • Experience partnering cross-functionally with accounting, maintenance, sales, and customer experience teams.
  • Knowledge of property management, work order, inspection, or budgeting software.
