Salary: $120,000–$140,000 + Performance-Based Growth Opportunities


Building Equity Management (BEM) is one of Manhattan's fastest-growing boutique property management firms, managing more than 125 multifamily, mixed-use, condominium and cooperative properties comprising over 3,000 apartments throughout New York City, with a primary focus on Manhattan. We are seeking an experienced Senior Property Manager to take ownership of a portfolio consisting primarily of multifamily and mixed-use properties.


This is an outstanding opportunity for someone who wants significantly more responsibility and upside than is typically available at a large, corporate property management company. As your portfolio grows and your responsibilities expand, so does your compensation.


Responsibilities

  • Manage a portfolio of primarily multifamily and mixed-use properties throughout Manhattan.
  • Oversee all day-to-day building operations while providing exceptional service to owners, tenants, commercial occupants, and residents.
  • Manage apartment renovations, capital improvement projects, and major building repairs from planning through completion.
  • Coordinate vendors, contractors, and building staff to ensure projects are completed on time, on budget, and to a high standard.
  • Prepare and manage operating budgets, review financial reports, approve invoices, control operating expenses, and identify opportunities to improve property performance.
  • Ensure compliance with NYC housing regulations, building codes, rent stabilization requirements, and other applicable regulatory requirements.
  • Build strong relationships with owners, residents, contractors, and vendors.
  • Work closely with company leadership on operational strategy and continuous improvement initiatives.


Qualifications

  • 4–8 years of property management experience managing multifamily and/or mixed-use properties.
  • Hands-on experience overseeing apartment renovations and capital improvement projects is required.
  • Strong understanding of building operations, preventative maintenance, and physical plant management.
  • Demonstrated financial management skills, including budgeting, operating expense oversight, and financial reporting.
  • Solid working knowledge of NYC housing regulations and regulatory compliance affecting residential properties.
  • Experience using one or more leading property management software platforms.
  • Exposure to condominium or cooperative management is a significant plus.
  • Excellent organizational, communication, and problem-solving skills.
  • A self-starter who is comfortable working independently, making decisions, and taking ownership.
  • Bachelor's degree from a highly selective or well-regarded four-year college or university is required.


Compensation and Career Growth

  • Base salary: $120,000–$140,000, commensurate with experience.
  • Compensation growth directly tied to the size and complexity of the portfolio you successfully manage.
