Director of Commercial Lending
Enact Partners is a commercial real estate lending firm built on trust, disciplined underwriting, and long-term thinking. Based in Carlsbad, CA, they originate and service bridge, construction, and land loans ranging from $500K to $10M across 30+ states, operating two funds: the EP Guardian Fund (EPGF) and the Enact Opportunity Fund (EOF).
This is a rare chance to step into a true leadership role at a profitable, growing commercial real estate lending firm with a high-performing team. We are looking for a seasoned, finance-literate leader who will own the active loan book end-to-end, from closing coordination through servicing, payoff, and fund-level cash reporting, and who is motivated by doing that work exceptionally well.
This is a senior, hands-on role for someone who has managed a private-lending or CRE debt portfolio, is fluent in loan and fund finance, and can direct legal and accounting specialists. You will also mentor a loan analyst and help refine lending processes for scalable growth.
Reporting to the VP of Operations, you will play a central role in the firm’s continued growth. If you are a leader who wants to own a critical function at a successful private lending firm and take pride in running it with precision, this could be the ideal situation.
Key Responsibilities include:
Portfolio Management and Loan Servicing
• Own the active loan book: reviewing and approving payoff demands, extensions and modifications, maturity tracking, and construction draw processing within established authority and turnaround standards.
• Monitor funding readiness and ensure timely, well-controlled servicing actions across a multi-state portfolio.
• Manage defaults and workouts; coordinate evictions, disputes, and litigation support with outside counsel.
• Maintain loan and pipeline data integrity, support ongoing audits, and improve reporting workflows covering interest calculations and servicing costs.
Loan Closing and Settlement Coordination
• Oversee settlement statements, loan documents, deeds of trust, and HUD statements; coordinate title/escrow, signing, and wire/funding timing.
• Manage outstanding conditions and certificates of insurance to keep closings on schedule.
Fund Cash Management and Financials
• Report fund cash position and lending capacity across both funds; maintain the borrowing base and manage pledge requests.
• Coordinate monthly financials with the fund administrator, reviewing for accuracy and timeliness.
• Design and maintain cash management and portfolio reporting.
Required Qualifications
• 8+ years in commercial real estate lending, private/bridge lending, or CRE debt portfolio management.
• Fluent in fund and loan finance: cash-position reporting, borrowing-base mechanics, reconciliations, and interest calculations.
• Demonstrated ownership of loan servicing and closing coordination, including title/escrow and wire/funding controls.
• Sound judgment on deal structure: advances, holdbacks, LTV/LTC, interest reserves, and collateral.
• Proficiency with CRM and reporting systems and a track record of improving data integrity and process.
• Excellent prioritization and communication; able to manage competing deadlines during high-activity periods.
• People-management or mentoring experience is a plus.
How This Role Handles Accounting and Legal
This is not an accounting or legal position. Fund accounting is handled by our fund administrator and bookkeeping function; loan-document drafting and litigation are handled by outside specialists. The Portfolio Manager owns portfolio and fund-reporting decisions and coordinates these resources.
Compensation: Salary of $145,000-$165,000 plus annual profit sharing of up to $30,000/year
